Job title Manager – Asset & Business Development

Core responsibilities

1. Asset Management & Portfolio Performance

• Oversee the performance, lifecycle, and value enhancement of assigned assets (e.g., buildings, industrial facilities, real estate portfolios, infrastructure assets).

• Monitor asset KPIs (occupancy, yield, OPEX/CAPEX, ROI, lifecycle costs) and recommend interventions for improvement.

• Prepare annual asset business plans, budgets, and forecasts.

2. Business Development & Growth Strategy

• Identify, evaluate, and pursue new business opportunities (land acquisition, new developments, partnerships, expansions, JVs).

• Drive the end-to-end business development process—from proposal development to negotiations and deal closure.

• Build and maintain relationships with external stakeholders (government agencies, investors, partners, consultants, suppliers).

3. Leasing, Commercial & Tenant Management

• Support leasing strategies to ensure healthy occupancy and tenant mix.

• Oversee negotiations on lease terms, renewals, and commercial contracts.

• Strengthen tenant engagement through proactive relationship management and issue resolution.

4. Asset Enhancement Initiatives & Execution Oversight

• Work with internal teams (project management, engineering, finance, legal) to evaluate potential projects and execute approved developments.

• Monitor project progress, risks, and budget control during development phases.

5. Financial & Commercial Analysis

• Prepare approval papers, and business cases with detailed financial analyses.

• Ensure commercial soundness of proposals, contracts, and partnerships.

6. Risk Management & Compliance

• Identify operational, financial, market, and regulatory risks related to assets and developments.

• Ensure compliance with statutory, regulatory, ESG, and corporate governance requirements.

Job specifications

• Degree in Real Estate, Engineering or equivalent

• Master's Degree (MBA, CFA) is considered advantageous

• Experience in Real Estate Business Development and Investment preferably in Industrial Real Estate

• Minimum 5 to 8 years of relevant experience in Real Estate industry.

• Resourceful and proficient in Cash flow Modeling

• Strong understanding of Singapore's real estate market and regulatory environment

• Analytical, detail oriented, and able to work independently

• Ability to manage multiple projects and deadlines
