With e-commerce, supply chain resilience, and nearshoring driving unprecedented demand for industrial and logistics space, JLL is expanding its dedicated regional advisory capacity to support the world's most active logistics users and investors.
As Director, Regional Leasing Advisory - Industrial & Logistics, you will be a key leader within JLL's specialized Industrial & Logistics (I&L) platform, focused exclusively on serving multinational occupiers with leasing and location strategy needs across Asia Pacific. This role sits at the intersection of client strategy, transaction execution, and business development-working closely with local I&L leasing teams, Work Dynamics, Client Solutions, Transaction Management, and global account leads.
You will manage a portfolio of high-profile industrial and logistics clients-including 3PLs, e-commerce giants, manufacturers, and retailers-driving regional lease renewals, expansions, consolidations, and new market entries across warehouse, distribution center, and last-mile assets. This is a business development focused opportunity, balanced with client delivery and platform enhancement, requiring deep sector expertise, strategic thinking, and a proven ability to win and scale regional mandates.
Key Responsibilities
1. Managing Clients (25%)
Serve as the primary regional point of contact for 10+ multinational industrial/logistics clients with portfolios across APAC.
Oversee 20+ active leasing transactions annually-including renewals, relocations, build-to-suits, and speculative leases-for warehouse, distribution, and logistics facilities.
Lead local and cross-border pitch teams, crafting compelling proposals, pricing models, and presentation materials tailored to I&L occupier needs.
Partner with local Industrial & Logistics Leasing Advisory teams to ensure seamless execution and consistent service delivery across markets.
Collaborate with Client Solutions/Transaction Management (CS/TM) to design scalable, cost-efficient, and profitable delivery models for regional mandates.
Identify and resolve complex technical, legal, or operational challenges in industrial lease structures (e.g., fit-out allowances, clear height, floor loading, ESG clauses).
Maintain strong alignment with CRE stakeholders, internal Markets leads, and external clients through structured communication protocols.
2. Enhancing the Platform (10%)
Track and measure individual and team performance against agreed qualitative and quantitative KPIs, ensuring alignment with strategic objectives and facilitating data-driven decision-making.
Contribute to the growth and performance of JLL's APAC Industrial & Logistics Leasing Advisory platform.
Develop standardized pitch templates, market intelligence decks, and sector-specific thought leadership focused on I&L trends (e.g., automation, cold chain, urban logistics).
Optimize use of JLL technology tools (MarketLink, Business Development Call, Regional Tenant Representation dashboards) to track pursuits and client activity.
Support reporting on key performance metrics, including win rates, pipeline value, and client retention across the I&L regional book.
Help implement best practices for cross-market coordination and knowledge sharing among local I&L teams.
3. Business Development (65%)
Proactively identify and qualify target multinational occupiers in the industrial and logistics sector that align with JLL's Regional Markets criteria.
Develop and execute tailored pursuit strategies for key accounts, including stakeholder mapping, value proposition design, and competitive differentiation.
Lead end-to-end responses to regional RFPs-defining scope, resourcing, pricing, and delivery approach-with a focus on industrial asset class expertise.
Build relationships with global corporate real estate leaders, supply chain executives, and procurement teams to position JLL as the advisor of choice for I&L real estate.
Leverage JLL's global network to convert introductions into retained regional mandates and long-term partnerships.
Represent JLL at industry events to enhance brand visibility in the I&L sector.
Required Experience & Qualifications
10+ years of experience in commercial real estate, with exclusive or primary focus on industrial and logistics leasing, tenant representation, or occupier services.
Demonstrated success managing multi-market industrial portfolios for multinational clients across APAC (e.g., China, Japan, Korea, Australia, India, Southeast Asia).
Bachelor's degree in Real Estate, Business, Finance, or a related field.
Deep understanding of industrial lease structures, building specifications (clear height, column spacing, ESFR sprinklers, truck courts), and market dynamics across APAC.
Strong financial and analytical skills-able to model occupancy costs, compare location alternatives, and support data-driven client decisions.
High proficiency in Microsoft Office (Excel, PowerPoint, Teams, OneDrive) familiarity with JLL platforms (MarketLink, iDesk) preferred.
Fluency in English additional Asian languages (Mandarin, Japanese, Korean, etc.) highly advantageous to support communication with regional stakeholders and client across APAC
