Role
This position will lead leasing strategies for our malls, with a strong emphasis on driving Asset Enhancement Initiatives (AEI), mall revamp and redevelopment projects. The ideal candidate will have deep knowledge of retail leasing, strong commercial acumen and experienced in tenant mix planning, with a strategic mindset to support mall transformation and long-term growth.
Job Responsibilities
• Formulating and implementing leasing strategies with the team to maximize rental and occupancy of the properties within the Company's commercial portfolio
• Drive and lead all leasing aspects of Asset Enhancement Initiatives (AEI) and mall transformation projects
• Support redevelopment initiatives by identifying space optimization and reconfiguration opportunities to enhance asset value
•Plan, curate and implement the optimal tenant mix to align with the mall's positioning, target market and trade area strategy
• Provide leasing insights and recommendations to shape redevelopment strategies and phasing plans
• Driving the team to secure new tenancies, identify market segments and prospects, manage lease renewals with existing clients, and liaising with property agents
• Conducting market research of competitors and market benchmarks of rentals and occupancy cost
• Responsible for preparing annual rental budget and rental forecast as well as monthly management reporting
• Manage and track marketing budgets to present to stakeholders
• Provide direction and guidance to the team in terms of the leasing strategies
Job Requirements
• Bachelor of Science in Real Estate, Property Management, Estate Management, Business, Marketing
• 15 years of relevant experiences in marketing and leasing including 8 or more years in a managerial capacity
• Sound understanding of the real estate industry with an extensive network of contacts
• Strong presentation, negotiation and effective interpersonal skills
• Candidates who are registered as Salespersons under the Estate Agents Act (EAA) or possess qualifications equivalent to Real Estate Salesperson (RES) examination will have added advantage
