Job Description

BIM MODELER CUM QUANTITY SURVEYOR (MECHANICAL&ELECTRICAL TRADE)

Roles & Responsibilities:

1. 3D Modelling & Drawing Preparation

  • Develop detailed 3D BIM models for electrical systems:
  • Cable trays
  • Conduits
  • Lighting systems
  • Power distribution
  • Prepare shop drawings based on tender and construction drawings
  • Ensure models comply with Singapore standards (e.g. BCA / project specs)

2. Coordination & Clash Detection

  • Coordinate with other disciplines:
  • Mechanical (ACMV)
  • Plumbing & sanitary
  • Structural
  • Perform clash detection using software like:
  • Autodesk Revit
  • Navisworks
  • Attend coordination meetings and update models accordingly

3. As-Built Documentation

  • Update BIM model based on actual site installation
  • Produce as-built drawings for submission

4. Compliance & Standards

  • Follow BIM Execution Plan (BEP)
  • Ensure compliance with:
  • Singapore BIM requirements (e.g. BCA guidelines)
  • Company standards

5. Support to Project Team

  • Assist engineers and project managers with visualization
  • Extract drawings for site use
  • Provide quantity take-off (basic, from model)

6. Cost Estimation &Tendering

  • Prepare cost estimates for electrical works:
  • Materials (cables, DBs, lighting)
  • Labour
  • Review tender drawings and specifications
  • Prepare and submit tender documents & BOQ (Bill of Quantities)

7. Measurement & Quantity Take-Off

  • Measure quantities from:
  • Drawings
  • BIM models
  • Prepare accurate quantity take-offs for:
  • Cabling lengths
  • Containment systems
  • Equipment

8. Cost Control & Budget Management

  • Monitor project costs vs budget
  • Track variations and changes
  • Prepare cost reports

9. Progress Claims & Payments

  • Prepare monthly progress claims
  • Evaluate subcontractor claims
  • Handle payment certification

10. Variation Orders (VO)

  • Identify and price variation works
  • Submit VO claims to main contractor/client
  • Negotiate final account settlement

11. Procurement Support

  • Source quotations from suppliers/subcontractors
  • Compare prices and recommend best options

12. Final Account

  • Prepare and finalize project final accounts
  • Ensure all variations and claims are included
