Job Summary
We are seeking an experienced and results-driven Project Manager to lead and manage building construction projects from conception through completion. The Project Manager will be responsible for overall planning, coordination, and execution of construction activities, ensuring projects are delivered on time, within scope, budget, quality, safety, and regulatory compliance. This role demands strong leadership, excellent communication, and a thorough understanding of all phases of the construction lifecycle.
Key Responsibilities
1. Project Initiation & Planning
- Lead project initiation by defining objectives, scope, deliverables, and stakeholders.
- Collaborate with design consultants, architects, engineers, and clients to finalize the design brief.
- Conduct feasibility studies and risk assessments.
- Develop detailed project execution plans including schedules, resource plans, budgets, procurement strategies, and quality benchmarks.
- Obtain necessary permits and approvals from relevant authorities.
2. Procurement & Pre-Construction
- Define procurement strategies and oversee tendering processes for contractors, suppliers, and consultants.
- Evaluate bids and assist in contract negotiations.
- Develop site logistics plans and construction phasing plans.
- Ensure that all pre-construction activities are completed on time and within budget.
3. Project Execution & Construction Management
- Oversee daily construction activities, site operations, and contractor performance.
- Monitor project progress against schedule and budget implement corrective actions when necessary.
- Conduct regular site inspections to ensure quality and compliance with specifications, codes, and standards.
- Chair progress meetings with stakeholders and produce timely reports.
- Manage and coordinate between contractors, subcontractors, consultants, and client teams.
4. Financial & Contract Management
- Control project budgets, track expenses, and approve payments as per contract terms.
- Manage change orders, claims, variations, and dispute resolution processes.
- Ensure accurate and timely reporting of financial status, forecasts, and cash flows.
- Maintain all project documentation, contracts, and correspondence in an organized manner.
5. Quality Assurance & Safety Management
- Enforce compliance with health, safety, and environmental regulations.
- Ensure implementation of quality control procedures and inspection processes.
- Resolve site issues and non-conformance reports promptly and effectively.
- Promote a culture of safety and continuous improvement.
6. Stakeholder Communication & Reporting
- Serve as the main point of contact for clients, consultants, contractors, and internal stakeholders.
- Provide regular updates to senior management and clients on project status, risks, and key decisions.
- Maintain clear and proactive communication throughout the project lifecycle.
7. Project Closeout
- Oversee commissioning, testing, and final inspections.
- Ensure completion of punch lists and rectification of defects.
- Coordinate handover of the project to the client, including documentation and training.
- Conduct post-project evaluation and lessons learned analysis.
Qualifications & Requirements
Education:
- Bachelor's Degree in Civil Engineering, Construction Management, Architecture, or a related field.
- PMP, PRINCE2, or equivalent project management certification preferred.
Experience:
- Minimum [7-10] years of proven experience in managing medium to large-scale building construction projects.
- Experience with all phases of construction from planning and procurement to execution and handover.
Skills:
- Strong leadership and team management abilities.
- Excellent planning, organizational, and time-management skills.
- Sound knowledge of construction methods, materials, legal requirements, and safety standards.
- Proficient in project management software (e.g., MS Project, Primavera P6, AutoCAD, or similar).
