Job Description:
- Oversee the performance of Service teams within the IBC contract.
- Manage the daily operations and maintenance of assigned properties/building, ensuring all facilities and M&E systems and equipment are functioning effectively.
- Oversee and manage the team of Engineers, Technical personnel, specialists (including direct vendors / sub-contractors) in all the disciplines within the contractual work scope for smooth operations maintenance.
- Responsible for planning and implementing preventive maintenance program for all services and ensure proper contracts administration and management. Involve with M&E services maintenance and oversee soft services contractors.
- Ensure all operational issues and emergencies are attended promptly and rectified with minimal inconvenience and disruption.
- Ensure all works are carried out in accordance with the schedule planned.
- Implement and monitor preventative maintenance programmes to prolong the lifespan of building systems and assets.
- Oversee and optimise the use of resources, utilities and services to achieve cost savings and sustainability targets
- Monitor and track all maintenance/ad hoc works and their progress status.
- Monitoring of KPIs to ensure compliance with performance framework.
- Liaise with building owners, tenants and other stakeholders to address concerns and queries promptly.
- Maintain accurate records, prepare monthly reports and manage budgets for the assigned properties.
- Ensure compliance with all relevant safety, health and environmental regulations.
- Ensures effective communication within the team and with internal/external stakeholders to achieve their assigned KPIs.
- Any other ad-hoc works assignment by the management/superior.
Engineering/Technical Oversight
- Provide direct technical oversight and supports to sites level engineering teams for any technical issues including attend to urgent cases.
- Review and monitor Engineers task lists regularly to confirm timely completion of ongoing and new assignments.
- Conduct weekly meetings with engineering teams to assess progress, troubleshoot challenges and resolve outstanding issues.
- Identify opportunities for operational efficiency, cost savings, and enhanced preventive maintenance practices.
- Conduct regular property audits to assess engineering performance and recommend improvements.
- Oversee feasibility studies, design reviews, and project execution to ensure quality, compliance and alignment with owner's requirements.
Sustainability & Energy Efficiency
- Assess and implement new technologies (e.g., smart controls, LED retrofits, solar readiness) to deliver both ROI and environmental benefit.
Innovation, Technology & Smart Building Solutions
- Drive the adoption of innovative, smart-building, and IoT solutions to optimise operational efficiency and enable predictive maintenance.
- Leverage digital platforms and AI-driven analytics and performance monitoring tools to improve asset reliability and enable proactive maintenance strategies.
Requirements:
- Degree in Engineering/Building/Facilities Management or relevant disciplines and minimum 3 years in similar position as OM with relevant working experience in similar property type.
- At least 2 years experience in providing integrated facility management service.
- Attend to, lead and guide team members in emergencies (such as major power failure, blackouts, etc.) during and or after office hours.
- Project management and software drafting skills, e.g. AutoCAD
- Able to read/interpret M&E drawing
