Job Description

This is a multifaceted and strategic role that requires a combination of strong business acumen, investment and asset management skillsets, industry-specific knowledge, and proven leadership abilities.

Key Responsibilities:

You will be responsible for leading the Company's real estate investment strategy, portfolio performance, and development initiatives in Singapore and the region (excluding China). This role oversees the full investment lifecycle including acquisition sourcing, underwriting, due diligence, financing, asset optimization, development execution, and portfolio exit strategies. You will drive value creation across the portfolio of retail, hospitality, commercial, mixed-use assets, along with healthcare and eldercare projects while ensuring alignment with the company's strategic, financial, and operational objectives. Key responsibilities include, but are not limited to, the following:

Investment Management

  • Lead origination, evaluation, and execution of investment opportunities across targeted asset classes and markets;
  • Develop and implement investment strategies to achieve portfolio growth and return objectives;
  • Conduct financial modelling, feasibility analysis, market research, and investment underwriting
  • Lead due diligence processes including legal, financial, technical, tax, and commercial assessments;
  • Structure and negotiate acquisitions, joint ventures, financing arrangements, and disposals;
  • Prepare and present investment recommendations to senior leadership and investment committees;
  • Support capital raising, investor relations, and strategic partnership initiatives where required.

Asset Management

  • Oversee performance and operational management of existing portfolio, conduct comprehensive asset performance analysis to inform strategic decisions;
  • Monitor portfolio KPIs, collaborate with Property Manager to develop and implement asset enhancement initiatives to maximize asset value and returns;
  • Identify redevelopment, repositioning, and value-add opportunities within the portfolio;
  • Lead portfolio reporting and performance analysis.

Development Management

  • Set and own the development strategy across the pipeline, spanning both ground-up developments and the repositioning of standing assets;
  • Hold full accountability for delivery of development projects to target returns, on programme and on budget, from feasibility through completion and handover into stabilised operations;
  • Shape the development brief for each project so the asset is positioned for value and, where relevant, built around the requirements of the end-operator;
  • Govern the consultant and contractor framework, holding the project team accountable for design, cost, and programme rather than managing delivery directly;
  • Own development risk and the deployment of development capital, with clear oversight across cost, programme, and statutory approvals;
  • Lead engagement with planning and regulatory authorities at a strategic level to secure approvals and unlock development potential;
  • Report development performance and risk to senior leadership and the investment committee.

Leadership & Stakeholder Management

  • Lead and mentor a team, be responsible for their professional growth and career development;
  • Establish and nurture effective networks to build great partnerships and collaborations.

Requirements:

  • Bachelor's degree in Real Estate, Finance, Business, Economics, Engineering, or related discipline. Master's degree and/or professional certifications (CFA, CPA, MRICS, PMP, etc.) preferred;
  • 12 to 15+ years of relevant experience in real estate investment, asset management, and development with at least 5 years of People Management experience;
  • Proven track record in driving complex real estate transactions and managing large-scale assets or developments;
  • High drive for results with the ability to multi-task and thrive in a fast-paced environment;
  • Strong business acumen, financial modelling, valuation, and analytical capabilities;
  • Deep understanding of real estate markets, investment structures, financing, and development processes;
  • Strong networking skills and astute in managing key stakeholders.
