About The Role
We are supporting a large-scale, premium asset owner and operator with a strong footprint in hospitality, leisure, and mixed-use developments, in the appointment of a Senior Project Director to lead building enhancement and renovation initiatives.
This is a senior leadership role (AVP-equivalent) responsible for overseeing end-to-end Addition & Alteration (A&A), refurbishment, and asset enhancement projects within a live, operational environment. The role requires strong project governance, stakeholder management, and the ability to deliver complex works with minimal disruption to ongoing operations.
Key Responsibilities
- Lead and manage end-to-end building enhancement, renovation, and A&A projects from planning through execution and handover
- Provide leadership to internal project teams, consultants, and contractors to ensure effective coordination and delivery
- Develop comprehensive project plans covering scope, timelines, resources, procurement strategy, and risk management
- Manage project budgets, cost controls, and financial reporting, ensuring alignment with approved expenditure
- Ensure full compliance with statutory requirements, building regulations, and safety standards
- Proactively identify risks and constraints, implementing mitigation strategies to maintain schedule, quality, and operational continuity
- Manage changes to project scope, timelines, and budgets through formal governance and approval processes
- Engage and align stakeholders across operations, facilities, consultants, and external authorities to drive timely decision-making
Requirements
- Minimum 15 years of experience in general building, refurbishment, renovation, and A&A works
- Formal qualifications in Building, Construction, Engineering, or related disciplines
- Strong working knowledge of A&A projects, building systems, construction methods, materials, and market practices
- Proven experience delivering projects within live, operational environments (e.g. hospitality, mixed-use, large estates, commercial facilities)
- Demonstrated ability to lead multi-disciplinary teams and manage sizable, complex projects
- Strong understanding of regulatory and statutory requirements within a structured operating environment
- Excellent communication and stakeholder management skills, with high standards of professionalism and integrity
