The Project Manager, Asset Enhancement (AEI) is responsible for overseeing the planning and execution of renovation and asset enhancement works, ensuring delivery aligns with approved scope, timelines, budget and quality standards. The role ensures effective coordination across stakeholders while minimising disruption to ongoing operations.
As a Project Manager, Asset Enhancement (AEI), We Rely on You To
- Lead the end-to-end execution of renovation and AEI works, ensuring adherence to approved scope, cost, schedule, and quality standards
- Drive project delivery from construction through to testing, commissioning, and final handover
- Oversee day-to-day performance of contractors, consultants, and vendors, ensuring compliance with contractual and regulatory requirements
- Coordinate closely with stakeholders including end-users, operators, consultants, authorities, contractors, suppliers, and corporate teams
- Manage operator and end-user relationships to minimise disruption to ongoing operations
- Review and administer contractor submissions, shop drawings, and proposals in collaboration with design consultants and corporate office
- Conduct regular site inspections to ensure works comply with safety standards, approved drawings, and specifications
- Monitor project progress, prepare status reports, highlight critical risks/issues, and recommend mitigation actions
- Issue site instructions, change orders, and variation orders in line with established procedures
- Review and certify progress payments and contractor claims based on site progress and deliverables
- Oversee project close-out activities, including snagging, testing & commissioning, handover, and documentation (as-built drawings, O&M manuals, warranties)
- Maintain accurate and complete project records for cost control and final account settlement
We Are Looking for Someone With
- Degree in Construction, Architecture, Engineering, or related field (professional certifications an advantage)
- 8–12 years experience in construction/project management, with strong exposure to fit-out, renovation, or refurbishment projects
- Proven track record delivering end-to-end projects in live environments (e.g. hotels, retail, commercial)
- Good technical knowledge in interior fit-out, construction execution, and project coordination
- Solid experience in cost control, contract administration, and stakeholder management
