Project Director, Real Estate Development

Role Summary:

The role will lead end-to-end project delivery across selected residential and commercial developments, from acquisition and planning through design, procurement, construction, completion and asset handover. The successful candidate will oversee project teams and external consultants to ensure projects are delivered efficiently, cost-effectively and to the required quality standards.

Responsibilities:

• Formulate project design briefs in line with the overall development strategy
• Manage consultants and project teams from initial planning through completion, including leading project planning sessions
• Monitor the progress and ensure projects are completed within desired time, quality and cost
• Coordinate internal resources and manage relationships with internal and external stakeholders
• Review consultants designs to ensure they are fit-for-purpose, cost-effective and compliant with regulatory requirements
• Optimising and improving processes and the overall approach where necessary
• Liaise with Consultants and relevant Authorities for approval
• Plan and co-ordinate design development, project schedules and budgets and ensure that work is progressing as planned
• Manage tender process and procurement activities
• Ensure the works are completed in compliance with drawings, specifications, quality and authorities requirement
• Liaise with stakeholders on project requirements, including final handover of completed assets
• Liaise with Architects, PE, RTO, Authorities, and other consultants, project related personnel to settle any technical problems and to attend site meetings
• Conduct project reviews and prepare detailed reports for senior management
• Resolve technical issues with consultants and project stakeholders in a timely manner

Requirements:

• Experience: At least 12-15 years of directly relevant experience in residential and commercial development projects with reputable developers or real estate investment platforms. Proven track record managing large-scale projects in Asia, with Singapore and Greater China experience preferred; exposure to Southeast Asian real estate markets would be advantageous.
• Technical competencies: Strong capability in at least one or two of the following areas: design management, cost and contract management, and/or site management.
• Leadership: Maturity and credibility to lead and develop a team of specialists across technical domains, ideally with a track record of building and managing project management teams. Strong sense of ownership, accountability and teamwork.
• Communication: Strong ability to coordinate and influence across internal teams, consultants, contractors, authorities and external stakeholders.
• Problem-solving: Practical and solution-oriented approach to resolving design, technical, commercial and site-related issues.
• Mindset: Positive, hands-on and detail-oriented, with the ability to inspire project teams and stakeholders through complex development cycles.
• Education: Degree in Architecture, Mechanical Engineering, Electrical Engineering, Civil Engineering or a related discipline.
