We are seeking an experienced Project Director to lead the end-to-end construction and delivery of a large-scale luxury resort in Southeast Asia. This is a high-profile role requiring deep expertise in managing complex hospitality developments from pre-construction to handover. Prior experience in leading the development of resorts or high-end hotels is essential.
Key Responsibilities:
- Provide overall leadership, direction, and oversight for the successful delivery of the resort project.
- Act as the primary point of contact between owners, consultants, contractors, local authorities, and stakeholders.
- Translate the project vision into executable plans aligned with timelines, quality standards, and budget constraints.
- Oversee the preparation of masterplans, site layouts, architectural and engineering designs in coordination with consultants.
- Manage permitting, licensing, and regulatory approvals in compliance with local legislation.
- Evaluate and advise on procurement strategies, contracts, and risk management frameworks.
- Lead the construction execution, ensuring adherence to timelines, cost targets, and quality standards.
- Monitor contractor performance, issue resolution, and progress reporting.
- Ensure health, safety, and environmental compliance across all site activities.
- Manage the project budget, cost tracking, and reporting.
- Authorize and monitor major project expenditures, claims, and variations.
- Ensure financial reporting aligns with board-level requirements.
- Build and manage a high-performing multi-disciplinary project team.
- Liaise with owners, investors, hotel operators, designers, and other key partners.
- Provide regular project updates to senior leadership and stakeholders.
Requirements:
- 15+ years of experience in large-scale construction project management, with at least 5 years in hospitality (hotels or resorts).
- Proven track record of delivering luxury resort or 5-star hotel projects in Asia or similar international markets.
- Deep understanding of design, construction, and FF&E for hospitality projects.
- Experience working with international hotel operators and brand standards.
- Strong knowledge of construction contracts (e.g., FIDIC or local equivalents).
- Prior experience in Southeast Asia, ideally with familiarity in local regulations and permitting.
- Background in Architecture, Civil Engineering, Construction Management, or related field.
- PMP or similar certification is a plus.
- Strong leadership, communication, and negotiation skills.
- Ability to manage cross-cultural teams and international consultants.
- Strategic thinker with strong problem-solving abilities.
