Vita Partners is Asia-Pacific's largest pan-regional pure-play life science, innovation and R&D real estate platform, backed Australian headquartered multinational real estate company Lendlease and leading US private equity growth investor Warburg Pincus. The platform focuses on investing, acquiring, developing, constructing, managing, and operating real estate projects in fast-growing life sciences, innovation and R&D real estate markets in Asia-Pacific. The company operates within two main segments – a high-barrier-to-entry life sciences project construction management business and a specialized investment management business. Since the 2000s, the project construction management business has worked on over 200 projects in Asia-Pacific for more than 100 blue-chip life sciences and pharmaceutical companies, with many repeat clients. The investment management business currently manages SGD 2 billion of AUM on behalf of institutional investors, with strong aspirations for growth within the region.

Job Role

About The Role

This role leads the development and execution of leasing strategies to maximise occupancy, rental performance, and asset value across a diverse portfolio of industrial and commercial properties. The position oversees end-to-end leasing operations, including negotiations, documentation, marketing initiatives, and team leadership, while driving collaboration with cross-functional stakeholders to ensure seamless asset performance.

Responsibilities

  • Strategic Leasing & Marketing: Design and implement leasing and marketing strategies to achieve occupancy and revenue targets.
  • Tenant Acquisition: Drive marketing campaigns across multiple channels to attract and retain high-quality tenants.
  • Negotiation & Documentation: Lead lease negotiations, renewals, and documentation, ensuring compliance with legal and regulatory frameworks.
  • Market Intelligence: Monitor market trends and competitor activity to inform pricing strategies, tenant mix, and portfolio positioning.
  • Process Improvement: Contribute to the standardisation and enhancement of leasing processes and systems.
  • Asset Alignment: Build internal capabilities and align leasing efforts with broader asset management plans.
  • Financial Management: Develop and manage leasing budgets, forecasts, and valuation support materials to optimise asset returns.
  • Contract Administration: Review leasing contracts and ancillary documentation with a focus on compliance, profitability, and risk management.
  • Governance & Quality Control: Conduct quality checks on contracts and leasing activities to ensure consistency, compliance, and operational excellence.
  • Cross-Functional Collaboration: Partner with property management and finance teams to ensure smooth tenant onboarding and operational handovers.

Knowledge, Skills And Experience

  • Bachelor's degree in Real Estate, Business, Property Management or Marketing
  • CEA's RES Licence
  • 5–8 years of leasing experience across industrial and/or commercial assets
  • Demonstrated success in driving leasing activities, managing complex lease portfolios, leading teams, and enhancing asset performance
  • Extensive experience in property and leasing roles with deep knowledge of asset management industries, valuation methodologies, and principles
  • Strong planning and communication skills, with the ability to confidently present to diverse stakeholders
  • Solid understanding of property management practices, leasing regulations, JTC policies, and valuation methodologies
  • Strong negotiation and stakeholder management skills, with the ability to influence outcomes and build long-term partnerships
