We are seeking a motivated and experienced Leasing Officer to join our team and support the leasing activities of our coffee shops and food court spaces across Singapore. The ideal candidate will have experience in commercial tenancy leasing, property management, sales, or business development, with strong negotiation and interpersonal skills.
You will be responsible for sourcing and securing new tenants, negotiating lease terms, managing renewals, maintaining tenant relationships, and supporting the company in achieving optimal occupancy rates and tenant mix.
Key Responsibilities:
- Tenant Acquisition: Source and secure new tenants for vacant stalls through prospecting, networking, cold calling, and other business development activities.
- Lease Negotiation: Conduct site viewings and negotiate lease terms, rental rates, tenancy agreements, and other leasing conditions in line with company objectives.
- Lease Renewals: Manage lease renewals and negotiate rental revisions while ensuring alignment with company targets.
- Tenant Relationship Management: Build and maintain strong relationships with existing and prospective tenants, addressing leasing and operational issues promptly.
- Rental Arrears: Monitor rental payments, follow up on outstanding arrears, and work with tenants to resolve payment issues.
- Lease Administration: Coordinate with the Leasing Admin Executive and Leasing Administrative Coordinator on lease documentation, renewals, amendments, and other tenancy matters.
- Market Research: Conduct market research and competitor analysis to identify market trends, potential tenants, and new business opportunities.
- Occupancy & Tenant Mix: Support management in achieving target occupancy rates and maintaining an optimal tenant mix across the company's coffee shops and food courts.
- Cross-functional Collaboration: Work closely with Operations, Project, and Maintenance teams to resolve tenant and facility-related matters and ensure smooth operations.
Requirements:
- 1-3 years of relevant leasing experience, preferably in food courts or coffee shops.
- A strong track record of successful tenant acquisition and lease negotiations.
- Proficient in Microsoft Office applications and other standard office tools.
- Willing to travel across Singapore as required for site viewings and tenant meetings.
- Excellent communication and interpersonal skills, with the ability to build relationships with diverse stakeholders.
- Strong organisational skills, with the ability to manage multiple tasks efficiently.
- Ability to work independently and collaboratively within a team.
Job Details:
- Salary: S$2,800 - S$4,000+ per month
- Working Hours: 9:00 AM - 6:00 PM
- Working Days: 5 days, Monday - Friday
- Work Location: Islandwide, Singapore
