Role Summary
The Investment Analyst / Assistant supports the company's real estate investment, development, and asset management processes by contributing to analysis and decision-making. The role involves market research, project financial modeling, investment evaluation, and post-investment tracking. It emphasizes an integrated investment-development-operations perspective, combining financial analysis with an understanding of development execution.
Key Responsibilities
1. Market Research & Industry Analysis
- Conduct research on macroeconomic trends, real estate markets, and specific sectors (residential, commercial, industrial, logistics, etc.)
- Collect and analyze regional supply-demand data, pricing trends, and comparable projects
- Monitor policy changes and market trends in key cities/regions
- Support preliminary research for new market entry (overseas or new cities)
2. Project Investment Analysis & Financial Modeling
- Build and maintain project financial models (DCF, IRR, NPV, sensitivity analysis, etc.)
- Participate in project feasibility studies, including: product positioning and development phasing, cost estimation (construction, land acquisition, financing, etc.) and revenue forecasting (sales price/rental rates and absorption pace)
- Assist in preparing Investment Memoranda
3. Due Diligence
- Support pre-investment due diligence, including: land and planning condition analysis, compilation of legal, tax, and financial information and background and credit assessment of partners
- Review third-party consultant reports (market, legal, technical, etc.) and summarize key insights
4. Development & Product Strategy Support
- Assist in product positioning analysis (unit mix, size allocation, target customer profile)
- Conduct competitive benchmarking (pricing, product features, sales performance)
- Support development phasing and launch strategy planning
5. Post-Investment & Asset Management Analysis
- Monitor project performance (sales, leasing, cash flow)
- Assist in variance analysis between budget and actual performance
- Support exit strategy analysis (bulk sale, REITs, asset disposal, etc.)
6. Reporting & Presentation
- Prepare investment analysis reports, internal presentations, and decision materials
- Support preparation of management meeting materials (PowerPoint, data sheets, etc.)
- Assist with cross-functional coordination (investment, development, finance, marketing teams)
Qualifications
Education
- Bachelor's degree or above in Finance, Real Estate, Economics, Engineering Management, Urban Planning, or related fields
Work Experience
- 0-3 years of relevant experience (outstanding fresh graduates are welcome)
- Experience in real estate developers, consulting firms, investment banks, or funds is preferred
Core Skills
- Basic financial analysis skills (IRR, cash flow modeling, etc.)
- Proficiency in Excel
- Strong analytical thinking and data processing ability
- Basic understanding of the real estate development process (land acquisition → development → sales/operations)
Language & Tools
- Good communication skills in both Chinese and English
- Proficient in PowerPoint and Excel
