Our client is a Singapore-licensed real estate fund management firm overseeing private real estate funds with cross-border exposure. It operates as part of a regional group with offices in Singapore, Korea, and Australia, and maintains investment and operating platforms across Asia-Pacific markets.
Key Responsibilities
Internal Audit & Risk Framework
- Develop and maintain a risk-based internal audit plan aligned with business priorities, regulatory requirements, and fund structures.
- Conduct internal audits across fund management operations, governance, regulatory compliance, financial and valuation controls, outsourcing arrangements, and operational risk.
- Assess the design and effectiveness of internal controls across the organisation.
Regulatory & Governance Oversight
- Review adherence to Singapore regulatory requirements, including MAS licensing conditions and guidelines on risk management, internal controls, and business conduct.
- Evaluate governance structures, escalation protocols, segregation of duties, and oversight by senior management and the board.
- Support regulatory reviews and respond to audit-related regulatory queries as required.
Audit Execution & Reporting
- Prepare clear and concise audit reports with practical, risk-focused recommendations for management and the board.
- Monitor and follow up on audit findings to ensure remediation actions are completed in a timely manner.
- Maintain audit documentation and working papers in accordance with professional standards.
External & Regional Coordination
- Collaborate with external auditors, including reviewing audit scope and deliverables, with a longer-term objective of performing selected audit activities in-house for Singapore operations.
- Coordinate and support regional audit activities involving Australia and Korea, including remote reviews and engagement with external advisers where appropriate.
Stakeholder Engagement
- Work closely with senior management and teams across compliance, finance, operations, and investments to understand business processes and risk areas.
- Provide constructive challenge while maintaining a practical and commercially minded approach.
Key Requirements
- A degree in Accounting, Finance, Business, or a related field.
- Relevant experience in internal audit, risk, compliance, or external audit within fund management, asset management, or the broader financial services sector.
- Experience reviewing or auditing real estate funds, REIT managers, private funds, or asset managers is advantageous.
- Familiarity with MAS-regulated entities and Singapore's regulatory framework is required.
- Exposure to fund or asset management activities in Australia and/or Korea is an advantage, particularly in governance, regulatory, or audit contexts.
- Experience supporting cross-border audits or working with regional stakeholders is beneficial.
- Professional certifications such as CIA, CPA, CA, ACCA, or equivalent are preferred.
- Strong knowledge of risk-based auditing and internal control frameworks in regulated environments.
- Effective written and verbal communication skills, with the ability to present findings clearly to senior stakeholders.
- Self-driven, detail-focused, and able to apply sound professional judgment.
