Financial Controller - REIT - Singapore

A leading Singapore-listed REIT is seeking an experienced Financial Controller to take responsibility for the financial reporting, accounting and control environment across the REIT and its underlying entities.

Key Responsibilities

• Lead the monthly, quarterly, half-yearly and annual financial close and reporting process.
• Oversee the preparation and review of consolidated financial statements in accordance with SFRS(I) and applicable regulatory requirements.
• Manage consolidation across the REIT and underlying Singapore and international entities.
• Ensure timely and accurate management reporting and financial analysis.
• Lead the preparation and review of quarterly and annual results announcements, financial statements and annual reports.
• Ensure compliance with SGX listing requirements, SFRS(I), MAS requirements and applicable REIT regulations.
• Prepare and review financial information for Board and Audit & Risk Committee meetings.
• Ensure reporting deadlines and disclosure requirements are consistently met.
• Oversee cash flow forecasting and liquidity management across the REIT group.
• Monitor financing arrangements, interest costs and debt-related financial reporting.
• Oversee GST, corporate income tax, withholding tax and other relevant tax matters.
• Work closely with treasury and investment teams on funding and capital-management activities.
• Maintain a robust financial control framework across the REIT and its subsidiaries.
• Ensure appropriate accounting policies, procedures and controls are maintained.
• Identify and manage financial reporting and operational risks.
• Liaise with internal and external auditors and coordinate the annual audit process.
• Support the CFO and Audit & Risk Committee on accounting, controls and governance matters
• Lead, mentor and develop the finance team.
• Partner closely with the CFO, CEO, investment and asset management teams.

Candidate Profile

• 10–15+ years experience in accounting and financial reporting.
• A strong track record within a Singapore-listed REIT, listed real estate company, property investment manager or Big Four firm.
• Direct experience with SGX reporting and listed-company financial statements.
• Strong knowledge of SFRS(I), consolidation and technical accounting.
• Experience with investment property accounting, valuations and real estate transactions.
• Exposure to acquisitions, disposals, refinancing and/or capital-raising exercises.
• Experience managing external auditors and working with senior management and Boards.
• Strong understanding of Singapore tax and regulatory reporting requirements.
• Professional accounting qualification such as CA Singapore, ACCA, CPA or equivalent.
• Previous team leadership or management experience.
