Overview
We are seeking a hands-on Financial Controller to lead the finance function for a growing real estate investment platform focused on Asia Pacific. The role will oversee financial reporting, fund accounting, capital management, and investor reporting, supporting investment strategies across real estate and infrastructure assets with stable income and value-add upside.
This position will partner closely with the investment team and senior management to drive financial discipline, support transactions, and ensure institutional-grade reporting standards.
Key Responsibilities
Financial Reporting & Control
- Oversee full spectrum of financial accounting, including monthly, quarterly, and annual reporting for fund and SPV structures
- Ensure compliance with IFRS / SFRS and regulatory requirements
- Lead consolidation of multiple entities across investment structures
- Maintain robust internal controls, governance, and audit processes
Fund & Investment Accounting
- Manage fund accounting, including NAV calculations, capital calls, distributions, and investor allocations
- Oversee accounting for complex real estate transactions (acquisitions, disposals, joint ventures, mezzanine financing)
- Support deal structuring with tax, treasury, and financing considerations
Capital Management & Treasury
- Drive capital management strategies, including debt structuring, cash flow forecasting, and liquidity planning
- Manage banking relationships, financing facilities, and covenant compliance
- Optimise capital structure to support portfolio growth and returns
Investor Reporting & Stakeholder Management
- Lead preparation of investor reports, fund performance updates, and financial disclosures
- Support fundraising efforts with financial data, track record, and due diligence materials
- Act as a key liaison with investors, auditors, tax advisors, and regulators
Strategic & Business Partnering
- Partner with investment and asset management teams on underwriting, financial modelling, and portfolio performance
- Provide insights on portfolio performance, asset enhancement initiatives, and exit strategies
- Support business planning, budgeting, and forecasting
Compliance, Audit & Tax
- Manage external audits and ensure timely statutory filings
- Oversee tax structuring and compliance across jurisdictions
- Ensure adherence to fund-level and corporate regulatory requirements
Requirements
- Degree in Accounting, Finance, or related discipline CPA / CA / ACCA preferred
- 10-15+ years of experience, ideally in:Real estate private equity / REIT / asset management or Big 4 + real estate / fund accounting exposure
- Strong understanding of fund structures, SPVs, and real estate investment lifecycle
- Experience in capital management, treasury, and financing structures
- Proven track record in financial reporting, audits, and investor reporting
- Familiarity with cross-border investments in Asia Pacific is an advantage
- Strong stakeholder management and communication skills
