The Finance Manager is responsible for overseeing and managing budgets, ensuring compliance, optimizing financial performance, and supporting strategic decision-making with financial planning and reporting.
Key Responsibilities:
1. Financial Planning & Analysis (FP&A)
- Develop financial models and forecasts for real estate assets, investment and development projects.
- Conduct feasibility studies and risk assessments for potential acquisitions or developments.
- Monitor key financial performance indicators (KPIs) and suggest strategies for improvement.
2. Budgeting & Cost Control
- Prepare annual budgets for real estate assets, ensuring alignment with corporate financial goals.
- Monitor expenditures and implement cost-saving initiatives to enhance profitability.
- Conduct variance analysis and report deviations to senior management.
3. Financial Reporting & Compliance
- Oversee the preparation of financial statements, management reports, and investor presentations.
- Ensure compliance with accounting standards (IFRS/GAAP) and regulatory requirements.
- Liaise with auditors, tax consultants, and financial regulators.
4. Investment & Asset Management Support
- Provide financial insights to support leasing, asset acquisition, and disposition strategies.
- Evaluate financing options, including debt structuring and capital raising.
- Conduct ROI and cash flow analysis for real estate investments and development projects.
5. Treasury & Cash Flow Management
- Manage liquidity, cash flow forecasting, and working capital optimization.
- Oversee banking relationships and debt financing arrangements.
- Ensure timely payment processing and financial obligations are met.
6. Risk Management & Compliance
- Identify and mitigate financial and operational risks associated with real estate assets.
- Ensure adherence to goods services tax, tax laws, corporate governance, and financial regulations.
- Implement internal controls to safeguard financial assets and prevent fraud.
Qualifications & Requirements:
- Bachelor's degree in Finance, Accounting, Economics, or a related field. CFA/CPA certification is a plus.
- Minimum 7-10 years in finance, accounting, or investment and development analysis, preferably in real estate or asset management.
- Strong knowledge of financial modelling, real estate investment and development analysis, and risk assessment.
- Experience with ERP/accounting software (SAP, Oracle, QuickBooks, Yardi, MRI, or similar).
- Understanding of property valuation, lease accounting, and capital markets.
- Excellent analytical and problem-solving skills.
- Effective communication and stakeholder management skills.
