EVIA Real Estate is an established property developer and real estate investment manager across residential, commercial, industrial and hospitality in Asia, with a primary focus on Singapore. We are seeking an experienced Development Executive to oversee the full lifecycle of real estate development projects. This role involves managing and executing the day-to-day operations, including cost control, contract administration, design coordination, and project supervision.
Job Responsibilities:
- Monitoring programs for whole project cycle i.e from Feasibility Studies, Building Plan, Submission stage, Tender, SPA, until Construction stage according to MIP.
- Develop and maintain relationships within the property development supply chain (i.e. architects, planners, contractors, cost consultants, sales agencies, etc)
- Assist in conducting due diligence, coordinating with consultants, front negotiations with landowners and joint-venture partners on new land acquisitions to refine accuracy in planning, sales and cost assumptions when acquiring new sites.
- Manage stakeholder/consultant and engage in project and site meetings to drive project progress and resolve issues
- Participate in Consultants/Contractor Technical Meetings to advise and secure company interest.
- To review the development's engineering concept with respective engineers.
- Responsible for all engineering related development concept, drawings review and design optimization objectives are achieved.
- Work closely with the operations and marketing team on marketing activities, feedback in workflow, improvements on product offerings, strategies, and market insights.
- Reporting on the overall development portfolio status encompassing all aspects of the project execution to the management and provide risk mitigation advice or improvement to the management.
- Knowledge of local regulatory submissions and code requirements is required.
- Work on ad-hoc assignments provided by management.
Job Requirements:
- Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree in Architectural, Construction Management, or related discipline.
- At least 3-5 Year(s) of working experience in Singapore construction industry/consultant office/real estate developer or related field.
- Familiar with local construction contracts, such as SIA, REDAS, etc
- Must have experience in both design development stage and construction stages, technical coordination, and architectural detailing for implementation.
- Possess an analytical mind with high levels of independence, ownership, and adaptability to drive the commerciality of the projects.
- Possess willingness to learn the entire design, project management, and building process of development projects.
- Able to work in a dynamic environment and willing to be involved in all aspects of the projects with different departments.
- Required language(s): English and Mandarin (In order to liaise with the Mandarin speaking clients/owners)
