Job Description

Our client, a rapidly growing real estate developer and investor, manages a diverse portfolio of industrial and commercial assets globally. They are seeking an experienced Compliance Manager to oversee financial strategy, reporting, and performance for their expanding industrial property portfolio.

RESPONSIBILITIES:

  • Oversee regulatory reporting and filings with the Monetary Authority of Singapore (MAS), including annual financial returns (Forms 1-5), CMS licence declarations, and timely notification of changes in regulatory particulars.
  • Ensure ongoing compliance with REIT regulations under the Code on Collective Investment Schemes, including leverage limits, investment restrictions, and distribution requirements.
  • Monitor and manage Interested Person Transactions (IPTs), ensuring adherence to regulatory requirements, valuation processes, and disclosure obligations.
  • Ensure compliance with Singapore Exchange (SGX) Listing Rules, including continuous disclosure obligations and coordination of announcements (acquisitions, disposals, financing, and material events).
  • Oversee financial resources monitoring and capital adequacy requirements, ensuring timely escalation and reporting of any breaches.
  • Implement and maintain AML/CFT frameworks in line with MAS guidelines, including customer due diligence (CDD) and suspicious transaction reporting.
  • Develop and execute compliance monitoring programmes, strengthening internal controls, governance frameworks, and policy implementation.
  • Provide regulatory advisory to senior management and Board, including preparation of compliance reports, updates on regulatory developments, and risk assessments.
  • Act as the key liaison with regulators, managing regulatory inspections, queries, and information requests.
  • Oversee outsourcing arrangements and operational risk matters, ensuring compliance with regulatory requirements and proper incident reporting.

REQUIREMENTS:

  • Degree in Finance, Accounting, Law, Business, or a related discipline.
  • 5-10 years of relevant compliance or regulatory experience within a REIT manager, asset management firm, or CMS licence holder environment.
  • Strong working knowledge of MAS regulations, including the Securities and Futures Act (SFA), REIT frameworks under the CIS Code, SGX Listing Rules, and AML/CFT requirements.
  • Hands-on experience in MAS regulatory filings, REIT compliance (e.g., leverage limits, IPTs), and SGX announcements/continuous disclosure.
  • Solid understanding of financial resource requirements, compliance frameworks, and internal controls.
  • Experience in developing and implementing compliance policies, monitoring programmes, and AML/CFT frameworks (including CDD/KYC processes).
  • Proven ability to engage with senior stakeholders, including Board and management, and liaise with regulators.
  • Strong analytical, organisational, and communication skills, with the ability to manage multiple priorities independently.

Preferred / Advantageous

  • Professional certifications such as CAMS, ICA, CPA, CA, or CFA.
  • Experience in a listed REIT environment or familiarity with real estate transactions.
  • Exposure to compliance systems or RegTech tools.

  • Working days: 5 days
  • Salary: Up to S$10,000 + AWS + VB (salary will commensurate according to experience & qualifications)
