Investment Analyst / Associate (Real Estate)
Overview
We are seeking a driven and analytical professional to join our Real Estate Investment team. This role will focus on market intelligence, deal sourcing, evaluation, and execution across the Company's target geographies, with particular emphasis on Government Land Sales (GLS) and heartland retail mall assets. The individual will play a key role in supporting senior management with insights, transaction support, and portfolio reporting to drive strategic growth.
Key Responsibilities:
Deal Sourcing & Screening
- Proactively source potential acquisition and divestment opportunities.
- Conduct preliminary deal evaluations, including financial feasibility assessments.
- Maintain and update the deal pipeline tracker and follow-up logs.
Market Research & Intelligence
- Monitor real estate market trends, policy changes, and macroeconomic indicators (focus: Singapore, Australia, Indonesia, China).
- Prepare periodic market intelligence reports for management and strategic planning.
- Benchmark competing assets and track transaction comparables across key markets.
Financial Analysis & Modelling
- Build and update financial models (IRR, NPV, sensitivity analysis) for project evaluation.
- Assist in preparing business cases, investment memos, and board papers.
- Support valuation reviews, comparing third-party reports against internal assumptions.
Transaction Support
- Coordinate with legal, finance, asset management, and external consultants during due diligence.
- Prepare presentations, executive summaries, and approval documentation.
- Assist in drafting term sheets and monitoring transaction timelines.
Asset / Portfolio Reporting
- Support portfolio reviews and asset performance analysis.
- Prepare regular reports on project status, pipeline activity, and market updates.
Administrative & Coordination
- Organize meetings, site visits, and stakeholder conference calls.
- Maintain deal files, data rooms, and documentation.
- Liaise with internal departments for data gathering.
Our Ideal Candidate:
- Degree in Real Estate or related field.
- Minimum 2 years experience in the real estate industry.
- Proven experience with GLS (Government Land Sales) and exposure to heartland mall assets.
- Proficiency in financial modelling and MS Office (Excel, Word, PowerPoint).
- Bloomberg/REIS experience preferred.
- Strong understanding of real estate markets and investment principles.
- Proficient in Mandarin and/or Bahasa (advantageous for China/Indonesia projects).
- Highly analytical, detail-oriented, proactive, and deadline-driven.
- Excellent communication, coordination, and presentation skills.
