About the Role
I'm representing a leading investment holdings client seeking a senior investment professional to lead real estate M&A and strategic investment activities in Indonesia, with a primary focus on Bali. This role will be responsible for originating, evaluating, and executing acquisitions, joint ventures, and development investments across hospitality, mixed-use, and other real estate asset, in alignment with regional strategy set by the Singapore headquarters. The successful candidate will act as the on-the-ground investment lead, managing the full transaction lifecycle from deal sourcing through completion and post-investment strategy.
Key Responsibilities
Deal Origination & Pipeline Development
- Source and evaluate acquisition, development, and joint venture opportunities across Indonesia, particularly Bali
- Build and maintain relationships with developers, landowners, brokers, advisors, operators, and local partners
- Identify off-market opportunities and strategic partnerships
- Maintain a robust pipeline aligned with the company's investment strategy
Investment Analysis & Underwriting
- Lead financial modelling, valuation, and feasibility analysis (IRR, NPV, sensitivity analysis)
- Conduct market research including supply-demand dynamics, tourism trends, and regulatory environment
- Assess development potential, repositioning opportunities, and risk factors
- Prepare comprehensive investment memoranda for internal approval
Transaction Execution
- Lead negotiations for acquisitions, disposals, and joint ventures
- Structure transactions including equity, debt, and partnership arrangements
- Coordinate due diligence across legal, tax, technical, environmental, and commercial workstreams
- Manage documentation processes including term sheets, SPAs, and JV agreements
- Oversee transaction closing and completion
Strategic Partnerships & Stakeholder Management
- Develop relationships with hotel operators, institutional investors, and local partners
- Support negotiation of management agreements and operating structures for hospitality assets
- Liaise with government authorities and regulatory bodies as required
- Serve as the primary local representative for investment activities
Portfolio Strategy & Value Creation
- Monitor performance of investments relative to underwriting assumptions
- Identify value-enhancement opportunities and strategic initiatives
- Provide recommendations on hold, repositioning, or exit strategies
Internal Coordination & Leadership
- Work closely with Singapore HQ, including investment, finance, legal, development, and asset management teams
- Present investment proposals to senior management and investment committees
- Support development of regional investment strategy
Requirements
- Bachelor's degree in Finance, Real Estate, Business, Economics, or related discipline; MBA or CFA is advantageous
- At least 10 years of relevant experience in real estate investment, private equity, corporate M&A, or investment banking
- Proven track record of leading and closing real estate transactions
- Experience across acquisitions, joint ventures, and development investments
- Exposure to hospitality, resort, or mixed-use developments is highly desirable
- Strong understanding of SEA real estate markets; Indonesia experience preferred
- Willingness to be based in Bali is an advantage
