Job Description

Role Summary

We are looking for a self-driven and commercially minded Tenancy Executive / Senior Tenancy Executive to manage and grow our tenancy portfolio across Timbre venues. This role is ideal for someone who takes initiative,enjoys working on the ground, and is confident handling tenants independently in a fast-paced F&B environment.
You will work closely with the Tenancy Manager and report to the General Manager on tenancy, leasing, and operational matters.

Tenancy Portfolio including but not limited to:

. Timbre+ One-North

. Yishun Park Hawker Centre

. One Punggol Hawker Centre

. Timbre+ Hillview

Key Responsibilities

Leasing & Business Development

. Proactively source and identify suitable tenants to strengthen the tenant mix and commercial performance of each venue

. Conduct site viewings, present spaces confidently, and follow through on leasing documentation

. Support preliminary negotiations and prepare leasing paperwork

. Track lease timelines including renewals, expiries, and handovers

Tenant & Lease Management

. Ensure tenants comply with lease terms, Centre rules, and regulatory requirements

. Monitor tenancy issues on the ground and resolve them independently where possible

. Act as the main point of contact for tenancy-related matters, feedback, and operational coordination

. Maintain proper documentation and records for all tenancy matters

Arrears & Compliance Control

. Monitor rental arrears and follow up firmly and professionally with tenants

. Escalate persistent issues and recommend action when required

. Support enforcement of tenancy policies and operational standards

Tenant Engagement & Centre Operations

. Engage tenants to participate in promotions, marketing campaigns, and Centre initiatives

. Gather ground feedback and share market insights with management

. Assist in organizing and attending tenant meetings and Centre briefings

. Respond to on-site operational issues and emergencies when required

General & Reporting

. Prepare tenancy reports and updates for management

. Support cross-department coordination with Operations, Marketing, and Finance

. Take ownership of assigned tasks and follow through without close supervision

Who We're Looking For

We are specifically looking for a self-starter - someone who does not wait for instructions and is comfortable making decisions within scope.

. Independent and proactive - able to manage tasks with minimal supervision

. Comfortable working on the ground and interacting with stall operators daily

. Commercially aware and confident in negotiation conversations

. Firm but professional when handling arrears and compliance matters

. Good follow-through - does not drop issues halfway

. Able to balance office admin work and on-site operational duties

Skills & Experience

. 2-4 years of experience in leasing, tenancy, property, retail, F&B, or operations-related roles (Senior level for candidates with stronger leasing exposure)

. Able to read, write, and speak Mandarin to liaise with Mandarin-speaking stall operators

. Good communication and interpersonal skills

. Organized, detail-oriented, and able to manage multiple properties

. Basic understanding of lease agreements and contract management preferred

. Able to work under pressure in a dynamic environment

. 1-year contract

Salary Structure

. Basic + Commission: 10% - 15% (based on experience and performance)

. Transport Allowance: Provided for travel between work locations
