Responsible for carrying out daytoday technical, maintenance, and repair works within the residential property. This role ensures that building systems, facilities, and common areas are functioning safely, efficiently, and in accordance with regulatory and operational standards.
Roles & Responsibilities:
- Perform routine maintenance, troubleshooting, and repair works for M&E systems, including electrical, plumbing, ACMV, fire protection, and building equipment.
- Conduct daily inspections of common areas, plant rooms, and essential systems to identify defects, safety risks, or irregularities.
- Carry out preventive maintenance tasks according to schedules and ensure timely completion of all assigned works.
- Respond promptly to residents maintenance requests, feedback, and emergencies, providing practical and effective solutions.
- Assist in overseeing contractors and service providers during technical works, ensuring compliance with safety, quality, and performance standards.
- Support the Property Officer/Manager in monitoring ongoing projects, rectification works, and defect resolution.
- Maintain accurate maintenance logs, service records, checklists, and equipment inventories.
- Ensure all works comply with relevant regulations, safety equirements, and building codes.
- Monitor and report abnormalities in building systems, equipment performance, and utility usage.
- Assist in implementing safety protocols, emergency procedures, and incident response actions.
- Provide technical support during MCST meetings, audits, inspections, and regulatory checks when required.
- Uphold cleanliness, orderliness, and proper upkeep of plant rooms, workshops, and storage areas.
Requirements:
- NITEC / Higher NITEC / Diploma in Electrical, Mechanical, Facilities Management, or related technical field.
- At least 1-3 years of experience in building maintenance, facilities management, or M&E technical work.
- Handson knowledge of electrical, plumbing, ACMV, and general building systems.
- Ability to troubleshoot and resolve technical issues independently.
- Strong sense of responsibility, safety awareness, and attention to detail.
- Good communication and teamwork skills.
- Basic proficiency in Microsoft Office and maintenance reporting tools.
