Reporting to Centre Manager, the Senior Technical Executive / Technical Executive shall be required to provide Technical Maintenance and Facilities Management in all aspects for a Commercial Office Building, with below following:
Job Responsibilities:
- Managing day-to-day operation and maintenance for all M&E Systems (e.g. Chiller, ACMV, Building Automation System, etc.) alongside with a team of Building Technicians.
- Carry out proper follow-up actions in ensuring all M&E Systems & Services are properly kept in good operational conditions, with Quality & Safety Standards in place by Building Technicians and Service Vendor(s).
- Carry out periodical review & updating of master list for all M&E Systems & Services.
- Implementing Preventive Maintenance Programs (between weekly and annual basis) in accordance with planned schedule.
- Liaison with local Authorities, Consultants, Tenants, and Service Vendors relating to all certification renewal, including attending onsite inspection tests
- Prepare & handle any CAPEX/OPEX works in respect to all M&E Systems & Services.
- Co-ordinate with Leasing Team and/or Tenant's Main Contractor on Tenancy works relating to new fitting-out, reinstatement works including reviewing of Tenant's M&E handover specification, reinstatement conditions, M&E fit-out drawings, As-Built drawings in ensuring that the installed M&E services and its maintainability are duly in order.
- Assist the Management to conduct periodic energy audit and recommend energy saving measures.
- Conduct and assume any other duties and responsibilities as and when assigned by the Management.
Job Requirements:
- Degree / Diploma in Mechanical and/or Electrical Engineering or Facilities Management.
- At least 3 years of relevant experience with Commercial Office Building / Retail Mall relating to technical operation and/or maintenance or facilities management.
- Preferably with prior experience in handling a small team of building technicians with guidance provided.
- Able to demonstrate technical competency to analyze, evaluate, and troubleshoot building defects.
- Able to respond for any arising matters as and when required.
- Proficiency in MS Office and communication skills in both spoken and written.
- Possess self-initiatives and good team-player characteristics to work well within a small team.
