The SEAA region will include Australia and New Zealand, Malaysia, Singapore and the export markets of Indonesia and the Philippines, Thailand, and Vietnam. The SEAA region will comprise the markets that demonstrate tremendous potential for growth, and will focus on deepening our footprint, brand growth through enhanced clienteling, and strengthening capabilities and infrastructure.

SEAA is one of the most diverse and highpotential regions for CHANEL, spanning mature luxury markets, fastgrowing emerging markets, and developing retail ecosystems. The region's complexity demands a Senior Real Estate Manager who can strategically shape growth, deepen partnerships with landlords, guide market entry/expansion decisions, and ensure consistent real estate excellence across multiple business divisions, in support of the CFO, SEAA.

As the business accelerates boutique rollout, optimizes existing distribution, and navigates varying regulatory and commercial environments, this role is critical to:

  • Proactively identifying, assessing, and recommending opportunities across retail, office, and logistics footprints.
  • Providing structured, strategic insights with data analysis to enable timely, informed and aligned decision-making across functions and markets.
  • Strengthening commercial negotiation power by leveraging regional knowledge and relationships.
  • Ensuring seamless orchestration of all real estate activities-from opportunity identification through project planning & execution, contract negotiation & execution and post-opening portfolio management.

This role bridges strategic leadership and operational execution-driving regional real estate strategy while collaborating closely with local market teams.

Impact You Can Create In The Role:

1. Strategic Partnership

  • Partner with the SEAA markets and play an advisory role in building he SEAA real estate strategy aligned with brand ambitions and multidivision business priorities.
  • Gather market intelligence and industry knowledge to support the markets with commercial analysis and real estate decision making.

2. Deal Origination & Negotiation

  • Partner and evaluate opportunities across standalone boutiques, department stores, offices, and storage facilities within the SEAA region.
  • Serve as the primary frontline negotiator for complex or high-value deals, ensuring commercial excellence and longterm profitability.
  • Build and nurture commercial negotiation relationships with key landlords, developers, and brokers across SEAA.

3. Orchestration & Stakeholder Management

  • Lead endtoend coordination across Legal, Finance, Boutique Architecture, Retail Design, and local market teams.
  • Ensure project execution excellence-meeting brand standards, regulatory requirements, timelines, and budgets.
  • Elevate visibility and communication by facilitating recurring cross-functional real estate governance forums.

4. Portfolio & Contract Management Excellence

  • Ensure the accuracy and integrity of lease administration, contract obligations, and key options/renewal timelines.
  • Anticipate business impacts, propose corrective actions, and support ongoing footprint optimization.
  • Partner with Finance to ensure accuracy and timeliness of rent-related processes and budget planning.

5. Market Engagement & Representation

  • Represent CHANEL Real Estate in regional forums, and anyindustry networks,
  • Ensure boutique/office operations maintain strong landlord relationships and uphold contractual commitments.

Academic / Professional Qualifications

. University Degree, higher qualifications and international exposure is an advantage

Work Experience

. Proven experience as a senior lease management professional with established relationships across key landlords in Asia.

. Demonstrated success as a front-line negotiator with strong command of commercial, technical, and legal contract language, consistently securing profitable agreements.

. The ability to balance brand direction and commercial objectives.

. Track record of thriving in complex, fast-paced, and multinational environments.

. Skilled in stakeholder engagement and matrix management.

. Experience working in Asia and other fast-growing emerging markets.
