Job Description

We are looking for an experienced Senior Quantity Surveyor – MEP to manage the commercial and contractual aspects of MEP packages across construction projects. The successful candidate will have strong experience in Mechanical, Electrical and Plumbing (MEP) works, with the ability to manage costs, contracts, procurement and commercial reporting throughout the project lifecycle.

Key Responsibilities

  • Manage the commercial and contractual aspects of MEP works from pre-contract through to project completion.
  • Prepare and review cost estimates, budgets, bills of quantities (BOQ), tender documents and cost plans for MEP packages.
  • Review MEP drawings, specifications and scope of works to identify quantities, costs, exclusions and potential commercial risks.
  • Manage the tendering and procurement process, including preparation of tender documentation, tender analysis and recommendations.
  • Evaluate quotations and negotiate with contractors and suppliers to achieve competitive commercial outcomes.
  • Monitor project costs against approved budgets and provide regular cost reports, forecasts and variance analysis.
  • Manage interim valuations, payment applications, variations, claims and final accounts.
  • Review and assess variation orders, extension of time claims and contractual claims related to MEP works.
  • Work closely with the Project Manager, MEP consultants, contractors and client teams to resolve commercial and contractual issues.
  • Monitor contractor performance and ensure compliance with contractual requirements.
  • Maintain accurate records of project costs, commitments, variations and potential risks.
  • Assist with contract administration and ensure commercial procedures are followed throughout the project.
  • Support the preparation and negotiation of final accounts and ensure timely project close-out.
  • Provide commercial advice and identify opportunities for cost savings and value engineering.
  • Mentor and provide guidance to junior quantity surveyors and commercial team members.
  • Participate in project meetings and provide updates on commercial and cost-related matters.

Requirements

  • Degree or Diploma in Quantity Surveying, Construction Management, Building Economics or a related discipline.
  • Minimum 7–10 years of quantity surveying experience, with strong exposure to MEP packages.
  • Experience working on major commercial, industrial, data centre, semiconductor, high-tech, healthcare, hotel or infrastructure projects is highly advantageous.
  • Strong knowledge of MEP systems, including HVAC, electrical, ELV, plumbing, fire protection and mechanical services.
  • Strong understanding of construction contracts, procurement, tendering and commercial management.
  • Experience in cost planning, cost control, valuations, variations, claims and final accounts.
  • Good knowledge of measurement and quantity surveying principles.
  • Strong negotiation, analytical and problem-solving skills.
  • Excellent communication and stakeholder management skills.
  • Ability to work independently and manage multiple packages/projects.
  • Proficiency in Microsoft Office, particularly Excel; experience with quantity surveying / cost management software is an advantage.
  • Professional membership such as RICS, AIQS or equivalent is an advantage.
