We are partnering with a real estate REIT to seek for an experienced Senior Property Manager to oversee the operational and project management functions for a prime mixed-use commercial property portfolio. The role requires strong leadership in facilities management, fire safety, security operations, and capital project execution, ensuring compliance with statutory regulations while optimizing operational efficiency and cost control.
Responsibilities:
Property & Facilities Management
- Oversee day-to-day operations of assigned commercial assets.
- Manage mixed-use strata-titled properties, ensuring smooth facilities management.
- Liaise closely with relevant management corporations on joint property and facilities matters.
- Ensure compliance with Fire Safety, Workplace Safety & Health (WSH), and other statutory regulations.
Leadership & Team Management
- Provide leadership, guidance, and performance management to the team.
- Ensure team meets KPIs and operational targets.
Property & Facilities Management
- Oversee day-to-day operations of assigned commercial assets.
- Manage mixed-use strata-titled properties, ensuring smooth facilities management.
- Liaise closely with relevant management corporations on joint property and facilities matters.
- Ensure compliance with Fire Safety, Workplace Safety & Health (WSH), and other statutory regulations.
Project & Maintenance Management
- Oversee preventive & corrective maintenance programs, ensuring timely execution.
- Support tenancy fit-out works by providing engineering advice and approvals.
- Drive sustainability initiatives (energy efficiency, waste reduction, carbon neutrality).
Budgeting & Cost Control
- Prepare and manage operational budgets & capital expenditure (CAPEX).
- Conduct budget reviews, cost forecasting, and variance analysis.
- Optimize operational costs while maintaining service quality.
Security & Safety Oversight
- Manage outsourced security and cleaning teams, ensuring adherence to SOPs.
- Oversee emergency response protocols (fire, safety incidents, first-response actions).
- Maintain a safe, accident-free workplace in compliance with legal requirements.
Requirements
- Degree in Building, or Facilities Management, or Engineering (Electrical/Mechanical).
- Minimum 15 years of relevant experience.
- Strong knowledge of building maintenance, tenant management, and construction.
- Proven project management, budgeting, and leadership skills.
- Resourceful, proactive, and able to multi-task in a fast-paced environment.
