Job Description

As the Senior Project Manager, APAC, you will lead our APAC growth, managing and executing the development of high-end commercial interior projects from conception through construction and closeout across our rapidly scaling portfolio. This is a strategic and hands-on leadership role: you will own the full project lifecycle while leading a project team across multiple APAC markets and building frameworks that continuously improve our internal processes.

You will partner closely with Design, Sales, Facilities, Real Estate, Unit Operations, and external partners to deliver projects on time and strictly on budget, driving departmental strategy and elevating the workplace experience globally.

This role reports to the Director of Design & Construction, APAC, and will be based in Singapore, with frequent travel required across the region including Hong Kong, Thailand, Japan, India, and emerging markets.

What you'll do

Project Delivery

  • Execute multiple projects simultaneously across APAC markets, including Singapore, Hong Kong, Thailand, India and Japan
  • Deliver high-quality projects on time and on budget, maintaining accountability for cost performance at every stage of delivery
  • Lead the preparation of structured reporting dashboards, detailed project budgets, cost plans, and financial forecasts, ensuring alignment with approved targets and early identification of potential variances
  • Own end-to-end commercial management of projects, including cost planning, procurement strategy, tender management, contract negotiation, variation control, and final account reconciliation
  • Manage all phases of projects, including project kick-off, scheduling, design and construction administration, budgeting, and coordination of all internal and external resources
  • Negotiate agreements, contracts and fees, coordinate bidding processes, solicit and level project cost estimates, and lead value engineering exercises
  • Lead project team meetings and oversee all project communications, including schedules, budgets, meeting minutes, RFIs, submittals, invoices, change orders, punch lists, and all construction documentation
  • Develop and maintain project tracking tools and logs such as flow charts, trackers, checklists, SOPs, and templates
  • Work closely with the Design team to ensure that design intent is maintained through to completion
  • Collaborate with Real Estate and Legal to identify and manage risks and opportunities related to delivery conditions, financial reconciliation, vendor management, schedule, and budget prior to executing agreements or leases
  • Partner with Landlord teams throughout the delivery process, setting clear expectations and aligning deliverables at key milestones, including tenant incentive claims and reconciliation

Leadership & Strategy

  • Manage a team of General Contractors and Design Consultancies across APAC markets, overseeing their projects, priorities, and professional development
  • Establish clear cost management processes across the team, ensuring consistent reporting, financial tracking, and value engineering practices across all projects
  • Take ownership of developing and maintaining key cross-functional relationships, driving outcomes and ensuring alignment across Design, Facilities, Legal, and Real Estate
  • Manage overall quality, financial, and schedule performance of your own projects and those of your team
  • Develop and implement project delivery methods that prioritise speed to market and cost-effective solutions to enable network growth across APAC
  • Build and maintain a strong Pre-Construction process for APAC projects, including due diligence, estimating capabilities, and GC partnerships in each market
  • Establish a multi-country GC and procurement strategy to support the company's growth objectives across the region
  • Collaborate regularly with the Director of Construction, APAC, to track performance, progress, and achievement of key business objectives
  • Track, coach, and motivate direct reports to ensure exceptional project outcomes
  • Anticipate risks, develop mitigation strategies, and ensure contingencies are in place
  • Identify opportunities to improve team efficiency, workflows, and processes to increase delivery speed and consistency

Who you are

Requirements

  • Minimum 10 years professional experience managing commercial interior, retail, or hospitality construction projects from concept to completion
  • Degree in M&E, Construction Management, Facilities Management, Quantity Surveying, Architecture or Engineering from an accredited institution preferred
  • At least 3 years experience managing a team, including direct reports
  • Experience delivering projects across multiple APAC countries, navigating local regulations, certification frameworks (Green Mark, LEED, NABERS, BEAM Plus, WELL), and multilingual teams
  • Proven expertise in compiling and managing construction budgets, cost plans, and financial forecasts, with a demonstrated ability to deliver complex projects within strict financial parameters
  • Significant experience tracking holistic project financials including estimating, contract negotiation, bid packages, cost reports, and final reconciliation
  • Excellent knowledge of construction methods, MEP systems, and architectural coordination
  • Proficient in Google suites, Microsoft Office, Excel, Project, Smartsheet, Procore, and Adobe Suite
  • Experience designing and implementing cross-functional frameworks for continuous improvement

  • Ability to multitask, prioritise, and make sound decisions under tight deadlines with minimal supervision
  • Proven ability to establish and maintain strong relationships with consultants, contractors, and vendors across APAC markets
  • Comfortable engaging in a virtual environment with a distributed, multi-country team
