As a Senior Program Manager, Global Real Estate, Vice President in the Global Real Estate team, you support the regional Head of Operations and SEA Cluster Lead in executing the operational agenda for Southeast Asia and APAC. You partner with regional and functional leads, location managers, and property management providers to deliver effective workplace programs and day-to-day operations. You help drive innovation, sustainability, and operational excellence, ensuring our real estate portfolio enables employees, clients, and customers to thrive.

Job Responsibilities

  • Develop program roadmaps, governance frameworks, and success metrics aligned to business objectives.
  • Lead integration across stakeholder forums to align problem statements, goals, scope, ownership, and delivery outcomes.
  • Lead executive-level communications focused on service outcomes, clear ownership, and effective decision-making.
  • Produce executive reporting that provides transparency on progress, risks, actions, and decisions required.
  • Drive process improvement, technology adoption, and workplace innovation in partnership with regional, cluster, and functional leaders.
  • Embed best practices across portfolio optimization, sustainability, and cost efficiency through internal and provider partnerships.
  • Establish and track key performance indicators and lead periodic performance reviews.
  • Ensure adherence to corporate policies, regulatory requirements, and industry standards proactively identify and mitigate risks.
  • Lead operating rhythms across country and site stakeholders, including cadence meetings, action tracking, and follow-through.
  • Coordinate portfolio activities to ensure deliverables, timelines, and interlocks are tracked and closed.
  • Partner with outsourced providers to drive service delivery outcomes, track SLAs and KPIs, manage escalations, and coordinate corrective actions.

Required qualifications, capabilities, and skills

  • Minimum 15 years experience in mid-level management or leadership roles within program management office, consulting, or corporate real estate.
  • Bachelor's degree in project management, engineering, real estate, or a related discipline
  • Experience leading multi-country programs through influence, with a strong execution and implementation track record.
  • Proven stakeholder management and executive communication capability, including status reporting and action/decision logs.
  • Experience partnering with third-party service providers, including governance and performance management.
  • Strong planning and organizational skills with the ability to manage multiple concurrent workstreams.
  • Structured problem-solving skills, sound escalation judgment, and strong documentation discipline.
  • Good understanding of expense management.

  • Experience operating in environments with strong controls and documentation requirements.
  • Proficiency with Excel, PowerPoint, Teams, and Outlook, and operational reporting exposure to integrated workplace management systems or portfolio systems and dashboards such as Power BI.

Preferred qualifications, capabilities, and skills

  • Professional certification in project management (e.g., PMP).
  • Experience in financial hygiene activities, including invoice and purchase order status follow-up, exception tracking, and variance commentary.
  • Experience supporting governance, audits, and operational risk expectations., as well as driving continuous improvement to strengthen processes, reduce cycle times, and improve reporting or data quality.
  • Experience in the Southeast Asia or APAC region.
  • Familiarity with portfolio administration, including critical dates, landlord coordination, an occupancy or space tracking.
  • Experience in sustainability initiatives within real estate operations.
  • Advanced proficiency in Power BI or equivalent dashboard tools.
