Job Summary
This is a 12month contract role and will support the General Manager in the effective building maintenance of the properties.
Job Description
- Optimise operations of the building's equipment and systems
- Negotiate and manage effective building maintenance service contracts and services required
- Identify, initiate and execute special projects to improve and enhance the building's operations
- Liaise with Government bodies/ Consultants/ Architects/ Contractors on building matters
- Plan and budget for the building's operations
- Plan and execute capex and adhoc works which includes calling quotations/tenders, evaluating, recommending and putting up approving paper for management approval
- Ensure operations are in accordance with procedure and all regulatory requirements
- Ensure timely renewal and replacement of term contracts, ISO certifications, building and regulatory licenses
- Lead and supervise the M&E team
- Optimise manpower deployment and their performance
- Supervise and lead the team on tenancy work for Fit Out, Renovations and Reinstatement in accordance with requirements
- Identify, develop and review staff's training needs, skills and develop staff's potential
- Supervise and uphold company's policies and procedures to ensure compliance, safety, security and welfare of staff
- Counsel and coach staff when performance do not meet required standards
- Take on role of Fire Safety Manager, if required or appointed (where applicable)
- Ensure timely submission of management, budget, adhoc and Authorities reports.
- Assist on obtaining/ maintaining Green Mark Certification
- Any other tasks assigned by immediate supervisor/ management
Key Qualification
- Degree or Diploma in Building Services, Facilities Management, Electrical or Mechanical Engineering
- Experience in building management, including tenants liaison and tenancy
- Good knowledge of M& E services and sustainable practices
- Knowledge of Building Regulations and Code of Practice. Fire Safety Manager accreditation an added advantage.
- Able to work independently under pressure in a fast-paced and dynamic environment
- Customer oriented and good interpersonal skills
