Senior Investment Manager (Real Estate)

We are recruiting for a real estate investment platform their living strategies and this role will be reporting to the CIO directly. You will be in an execution resource for the CIO and taking ownership in originating, underwriting, structuring, and closing transactions independently. You are also expected to mentor and guide junior team members.

In this capacity, you will be mainly responsible for:

(1) Deal Origination & Market Coverage

• Source new investment opportunities through networks, developer relationships, brokers, and direct outreach
• Build and maintain trusted relationships with developers, operators, lenders, intermediaries, and capital partners
• Conduct sector and market analysis to identify emerging trends, mispriced opportunities, and strategic entry points
• Contribute to and help execute partnership program with developer-led companies, building platform-level relationships beyond deal-by-deal engagement

(2) Investment Underwriting & Execution

• Lead financial modelling, valuation analysis, and return underwriting for acquisition, development, and recapitalisation transactions - including IRR, equity multiple, NPV, and sensitivity analysis
• Structure transactions with a capital-efficient mindset: evaluate senior debt, mezzanine, and equity layers and recommend optimal capital stack solutions
• Lead or co-lead due diligence across legal, tax, technical, and commercial workstreams - coordinating external advisors without over-relying on them
• Prepare investment committee papers and materials to a high institutional standard - clear recommendation, supported analysis, and honest risk assessment

(3) Fundraising & Investor Support

• Support the CIO and senior leadership in capital raising efforts - including preparation of investor materials, responses to due diligence queries, and presentation of investment opportunities
• Contribute to the development of institutional-grade investment memorandum, fund presentations, and investment documentation
• Participate in investor meetings and roadshows where required - presenting investment strategy, deal pipeline, and portfolio performance with clarity and confidence

Requirements:

You possess a degree from a reputable educational institute and have about 8-12 years in private equity real estate, real estate investment banking, or direct real estate investment - with at least 4 years in a role with direct deal execution responsibility.

You have demonstrated track record of executing real estate transactions end-to-end and Direct experience in Australian commercial real estate markets is strongly preferred.

Familiarity with capital stack structuring including senior debt, mezzanine, and equity layers experience with credit-led or hybrid structures is advantageous.

Experience working within or alongside a fund management platform - including familiarity with investment committee processes, LP reporting, and fund-level economics.
