Project and Development Services (PDS)

Reporting to

PDS Major Accounts Lead - Singapore Key stakeholders

Management team - consisting of the General Manager, Business Line Directors, Business Development Manager, Clients, and Industry network

Matrix reporting lines from Sales Leads in each SEAK location

Duties & responsibilities

As Head of Account Sales - Singapore, you will lead JLL's strategic account sales practice, driving business growth and establishing market leadership through integrated service offerings. This senior role combines strategic leadership with hands-on sales execution, requiring deep expertise in real estate, strong regional relationships, and proven ability to build high-performing teams across diverse markets.

The role demands a dual focus: driving sales targets across Singapore with an emphasis on converting regional and global mandates from existing accounts, and achieving sales targets through effective collaboration. You will strategically position JLL's product offerings while identifying cross-selling opportunities across the firm's comprehensive service portfolio.

Performance Objectives

STRATEGIC LEADERSHIP & MARKET POSITIONING

. You will develop and execute a comprehensive Account Sales practice strategy across the local markets, identifying emerging opportunities in relevant sectors.

. Through disciplined analysis and competitive positioning, you will capture significant market share while achieving market leadership position through strategic account management and innovative service delivery models.

BUSINESS DEVELOPMENT & REVENUE GENERATION

. Build and maintain relationships with key clients, institutional investors, and enterprise accounts will drive annual revenue growth.

. Establish new client relationships, secure new mandates annually while retaining existing clients.

. Build relationships with internal JLL business lines to achieve annual YoY growth targets for the combined SEAK region, driving practice profitability through strategic pipeline management, quality proposals, and efficient resource allocation.

. Drive new business opportunities through strategic account management and innovative service delivery models while achieving target CI on GAAP Revenue across all locations.

. Stay up to date on opportunities across business lines for downstream conversions and offer unified JLL business line support across opportunities.

. Drive practice profitability through pipeline management, quality proposals, strategic pricing across locations, capable and efficient resource allocation and partner mapping.

. Collaborate with global and APAC Account Sales leadership to leverage international opportunities, strategy, best practices and go-to-market strategy.

LEADERSHIP & TEAM DEVELOPMENT

. Identify resource gaps and assist in recruiting Sales leads in each location to strengthen local coverage while mentoring Sales leads on proposal and pitch approaches.

. Advise on various Account Sales sub-sector strategies and provide exposure to capital markets and cross-country business lines through leadership calls.

. Support business development leadership skills and training while fostering collaboration with Capital Markets, PDS, and advisory teams to deliver integrated OneJLL solutions.

CLIENT SERVICE & OPERATIONAL EXCELLENCE

. Oversee delivery of comprehensive advisory services including development consulting, market intelligence, and strategic advisory across the Sales development lifecycle.

. Conduct capability and capacity mapping for each country location, identify capability gaps, and map partners for contingency while coordinating deployment of practice leads in each location.

. Drive decision-making on unifying Sales terminology across business lines globally and implementation of technology platforms that simplify processes.

. Work with P&L owners to develop location-specific market strategies while ensuring client satisfaction through proactive relationship management and innovative problem-solving approaches across the Sales development lifecycle.

THOUGHT LEADERSHIP & MARKET EXCELLENCE

. Monitor industry trends and business performance metrics to evaluate client account health and adapt strategies accordingly.

. Work with Research on regional market trends, regulatory developments, and infrastructure investments while providing thought leadership through client advisory services, market reports and speaking engagements.

. Present PDS market and service updates bi-annually across business lines and work with Marketing to publish regular LinkedIn content and produce insightful publications.

. Partner closely with Regional Sales and Business Development teams to analyze client requirements and co-develop tailored solutions integrating all PDS service lines.

. Work with Regional PDS Account Sales and Account Management teams to ensure alignment of Master Service Agreements, deliverable commitments, and service level expectations while leveraging comprehensive knowledge of all PDS service offerings.

STRATEGIC LEADERSHIP CAPABILITIES

. Possess a high degree of commercial and financial acumen including contract modelling, deal structuring, and shadow P&L management.

. Ability to anticipate future consequences and trends accurately and can articulate vision of possibilities.

. Skilled negotiator in complex situations with both internal and external stakeholders.

. Experience managing shadow P&L responsibility and complex stakeholder relationships.

. Proven ability to lead complex project bids across multiple industries and multidisciplinary teams across multiple countries and cultures.

. Extensive change leadership experience with ability to influence remotely and locally on operational and people matters.

TECHNICAL & INDUSTRY EXPERTISE

. Comprehensive understanding of corporate real estate requirements, project management principles, and regulatory frameworks across target markets is required.

. Familiarity with institutional investment processes, sustainability considerations, and how they align with JLL's value proposition will be valuable.

. Understanding of legal environments for projects regarding planning, commercial aspects, and delivery constraints is essential, along with knowledge of compliance requirements for ISO14001, ISO45001, ISO9001 and Environmental Health and Safety legislation.

OPERATIONAL SKILLS

. Proficiency in the use of Microsoft Office Suite, SharePoint, Microsoft Project, and experienced in CRM technology is required.

. Be able to carry out commercial negotiations with contractors, suppliers, consultants, and authorities within established limits of authority.

. Strong communication skills in English with additional regional languages an advantage.

Employee specification

. Education: Bachelor's degree in relevant Project Management, Construction Management, Business, or related discipline

. Experience: Minimum 12 years in corporate real estate sales, business development, or related sectors with demonstrated track record in senior leadership roles

. Industry Background: Proven experience in property and real estate sector, particularly with capital works and projects, or strong sales experience from complementary industries

. Leadership Experience: Demonstrated track record in business development, client management roles, and managing complex stakeholder relationships across multiple markets and cultures

. Commercial Acumen: Experience with P&L management, financial analysis, and commercial negotiations in professional services environment
