Senior Design Manager

Job Summary

We are seeking a Design Manager to lead the coordination of outsourced design consultants and manage an in-house architectural design team responsible for translating concept designs into execution-ready architectural drawings. The role demands expertise in Bangalore's building

bylaws, strong team leadership, and the ability to ensure seamless alignment between consultants, internal teams, and on-site execution.

Key Responsibilities

• Design Coordination & Oversight
• Act as the primary liaison between external consultants (architects, MEP, structural) and internal teams.
• Ensure all outsourced designs (concept, structural, landscape, interiors) align with project goals and regulatory standards.
• Conduct design audits to resolve conflicts and maintain coherence across disciplines.
• In-House Design Development & Team Management
• Lead an internal project design team to develop detailed architectural/technical drawings (GFC, working drawings) from consultant-provided concept designs.
• Ensure drawings are execution-ready, compliant with codes, and optimized for on-site implementation.
• Collaborate with consultants to clarify design intent and resolve ambiguities during drawing development.
• Mentor and manage the performance of the in-house design team, ensuring adherence to timelines and quality standards.
• Timeline & Deliverable Management
• Oversee design schedules for both consultants and the internal team, ensuring milestones are met.
• Track deliverables (concept drawings, GFCs, approvals) for accuracy and compliance.
• Regulatory Compliance & Approvals
• Lead end-to-end approvals (BBMP, BDA, Fire Services) for projects, ensuring designs meet Bangalore's bylaws and zoning norms.
• Advise consultants and internal teams on compliance strategies and documentation.
• Stakeholder Communication
• Present design progress, approvals status, and risks to senior management.
• Facilitate collaboration between consultants, contractors, and internal stakeholders.
• Risk Management
• Mitigate risks related to design discrepancies, approval delays, or coordination gaps.
• Maintain comprehensive documentation for audits and legal requirements.

Qualifications

• Bachelor's/Master's degree in Architecture (B.Arch/M.Arch mandatory).
• 7–8 years of experience in real estate/construction, including 4+ years managing design teams.
• Proven track record in developing execution-ready drawings from concept designs.
• Expertise in Bangalore's building approval processes (BDA, BBMP, KSPCB).
• Proficiency in AutoCAD, Revit, Sketchup, BIM and collaboration tools
