Overall Job Purpose
We are seeking an experienced and dynamic leader to join our organisation as Senior Assistant Director of Land Administration. This position requires a strategic thinker who will provide leadership and direction to the team whilst managing complex land administration matters.
Key Responsibilities
Land Administration
- Lead and oversee all land-related matters including land alienation, administration of land betterment charges, allowable build areas, land boundary issues and legal title management
- Provide expert guidance on land use regulations and ensure compliance with relevant authorities
- Develop and implement strategic frameworks for land management and utilisation
Property Tax Management
- Direct the review and evaluation of Annual Values for properties within the portfolio
- Oversee property tax assessment processes and strategic management of tax obligations
- Lead the team in analysing and pursuing tax objections and appeals where beneficial
Development and Investment
- Spearhead hotel development tender processes from conception to completion, with the support of relevant stakeholders in-charge of island investment and land planning
- Provide authoritative valuation advice on land matters to senior management
- Conduct comprehensive feasibility studies and collaborate with relevant stakeholders on potential investments aligned with Sentosa's development portfolio strategies
Leadership and Management
- Provide strategic direction and mentorship to the Land Administration team
- Foster a culture of excellence and continuous improvement
- Collaborate with other departments to ensure integrated approach to development projects
- Report directly to senior management on departmental performance and strategic initiatives
Job Requirements
- Bachelor's degree in Real Estate, Land Economics, Property Management, or related field
- Professional certification in property / land valuation highly advantageous
- Minimum 10 years of relevant experience in land administration and property management
- Proven track record in leading teams and managing complex land-related projects
- Strong understanding of Singapore's land use policies and property tax regulations
- Experience in hotel development and investment analysis
- Strong leadership and team management capabilities
- Excellent analytical and problem-solving skills
- Advanced knowledge of land valuation methodologies
- Effective negotiation and stakeholder management abilities
- Strong commercial acumen and strategic thinking
