Position Summary
JLL is seeking a Senior Analyst to join our Capital Markets Logistics & Industrial team in Singapore. This role supports the execution of capital markets transactions across logistics, industrial, and warehouse assets throughout Singapore and the broader APAC region. The Senior Analyst will conduct financial modeling, market research, and due diligence while working closely with senior investment professionals to deliver best-in-class advisory services to institutional and private clients.
Key Responsibilities
Financial Analysis & Modeling
Develop comprehensive financial models including DCF analysis, IRR calculations, sensitivity analysis, and investment return projections for logistics and industrial transactions.
Prepare valuation assessments and investment memoranda for potential acquisitions, dispositions, and development opportunities.
Conduct comparative market analysis and benchmarking studies to support pricing strategies and client advisory.
Analyze tenant credit profiles, lease structures, rental escalations, and cash flow scenarios for single assets and portfolio transactions.
Market Research & Intelligence
Monitor and analyze Singapore's logistics, industrial, and warehouse markets including supply-demand dynamics, rental trends, vacancy rates, and development pipelines.
Track capital flows, transaction activity, and investor sentiment across the L&I sector.
Prepare market reports, sector overviews, and economic briefings for internal teams and client presentations.
Maintain databases of comparable transactions, market statistics, key operators, and major occupiers.
Research emerging trends including e-commerce logistics, cold storage facilities, automated warehouses, and last-mile distribution centers.
Transaction Support
Assist in preparing marketing materials including information memoranda, teasers, and offering documents for capital markets assignments.
Coordinate due diligence processes including financial, legal, technical, and ESG reviews.
Support deal execution through financial analysis, investor communications, transaction coordination, and data room management.
Maintain confidential transaction pipelines and track deal progress across multiple assignments.
Prepare bid analysis, investor feedback summaries, and negotiation support materials.
Client Deliverables
Prepare high-quality presentations, pitch materials, and client reports with minimal supervision.
Contribute to strategic recommendations for client portfolio optimization and investment strategies.
Support client meetings with data-driven insights, market intelligence, and financial analysis.
Ensure accuracy, professionalism, and attention to detail in all client-facing materials.
Respond to client inquiries and information requests in a timely and thorough manner.
Team Collaboration
Collaborate with Research, Valuation, Leasing, and Property Management teams to integrate market intelligence and operational insights.
Contribute to business development initiatives, thought leadership activities, and internal knowledge sharing.
Qualifications & Experience
Required:
Bachelor's degree in Real Estate, Finance, Economics, Business, or related field.
Minimum 3 years of experience in real estate investment banking, institutional real estate, private equity, capital markets advisory, or related fields.
Strong financial modeling skills with advanced proficiency in Excel and financial analysis techniques.
Demonstrated understanding of Singapore's logistics and industrial real estate market.
Excellent written and verbal communication skills in English for stakeholders engagements
Preferred:
Experience with logistics, industrial, or warehouse transactions in Singapore or APAC markets.
Familiarity with institutional investment criteria, transaction structuring, and due diligence processes.
Knowledge of real estate valuation methodologies, market analysis frameworks, and investment underwriting standards.
Understanding of logistics operations, supply chain management, and tenant requirements in modern warehouse facilities.
Technical Competencies
Advanced Excel modeling including complex financial models, scenario analysis, and sensitivity testing.
Proficiency in PowerPoint for creating professional client presentations with clear visual communication.
Experience with real estate databases and market intelligence platforms.
Strong analytical and quantitative skills with exceptional attention to detail and accuracy.
Ability to synthesize complex information into clear, actionable insights and recommendations.
