Job Description

Position Overview

The Senior Executive, Retail Leasing will play a pivotal role in driving the leasing strategy to maximise occupancy and rental yield. This role involves proactive tenant sourcing, effective lease negotiation, administration, and strong relationship management to support the overall success of the retail portfolio.

Key Responsibilities (including but not limited to:)

Retail Leasing:

  • Proactively source potential tenants through cold calling and market prospecting.
  • Handle leasing enquiries, conduct site viewings, and follow through to successful lease closures.
  • Secure new tenancies and renewals while identifying market trends and prospects.
  • Negotiate favourable lease terms for new leases and renewals.
  • Conduct due diligence on prospective tenants to ensure suitability.
  • Manage the end-to-end leasing process including marketing, offer preparation, and execution of Tenancy Agreements.
  • Build and maintain strong tenant relationships, addressing lease-related matters and concerns promptly

Lease Administration and Management:

  • Prepare approval papers for confirmed offers and/or lease variations, ensuring accuracy in capturing lease details for owner's approvals.
  • Process letter offers, lease agreements, and other lease documentation, including variation letters.
  • Liaise with internal and external legal counsel on amendments or variations to lease contracts, as required.
  • Work closely with internal departments to follow up and resolve lease-related matters.
  • Communicate with tenants on lease matters and support the development of good tenant relationships.
  • Coordinate with the Finance team on arrears management and assist in following up on outstanding payments.
  • Support the review and improvement of lease management processes and procedures.

Others:

  • In addition to the above key responsibilities, as and where necessary, support the head of department to undertake any special projects as and when directed.

Key Requirements (including but not limited to:)

  • Possess a Degree/Diploma in Real Estate Management, Marketing, Business Administration (Marketing) or equivalent.
  • Minimum 2 years of experience in retail management, retail operations and business development.
  • Strong negotiation and analytical skills
  • A team player with the ability to work independently and manage multiple tasks effectively.
  • Excellent interpersonal, communication and presentation skills.
  • Fast learner with a results-driven mindset and a positive, proactive attitude.
