You will safeguard design intent and finish quality for premium hospitality and luxury residential projects. This includes execution of high-spec finishes, tight interface control with MEP/ID/faade trades, and rigorous QA to deliver defect-free rooms, suites and public areas that meet operator/brand standards and statutory requirements.
Key Responsibilities
A. High-End Finishes
- Supervise premium trades: natural stone & large-format tiles, timber/veneer joinery, architectural metalwork, specialty plaster/wallpaper, acoustic ceilings, bespoke doors/ironmongery, smart/feature lighting, glazing & balustrades, roofing/waterproofing.
- Enforce wet-area best practice (falls, upturns, penetrations, flood tests) for bathrooms, kitchens, balconies and planters.
- Control colour/finish schedules (CFS), sample boards and material submittals to maintain consistency across keys and public areas.
B. Coordination with ID / MEP / Faade / Operator
- Pre-empt and resolve interfaces: grille/diffuser alignment with ceiling layouts, sprinkler & detector centrelines, access panel concealment, switch/socket heights, sanitary & vanity clearances, fire-stopping at faade/shaft interfaces.
- Review shop drawings and RFIs to protect design intent while meeting buildability and programme.
- Coordinate FF&E installation (loose furniture, rugs, artwork, mirrors, lamps) and OS&E provisions (minibars, kettles, safes, accessories) for hotels.
- Verify brand/operator standards and accessibility requirements are integrated (clearances, hardware, lighting levels, acoustics, sightlines).
C. Compliance & Documentation
- Ensure compliance contract specs and relevant Singapore Standards/Eurocodes maintain, checklists, and photo logs.
- Manage QA documentation per ITP raise NCRs/SORs and drive closure with root-cause actions to prevent recurrence.
- Support testing/inspections: door fire-rating/closers, smoke seals, acoustic tests, waterproofing flood/pond tests, faade water/air tests.
- Prepare for handover readiness, including room readiness checklists.
D. Quality, Handover & Defects Control
- Verify O&M manuals, warranties, spare parts and training for operations/facilities teams.
- Guard against late changes that risk consistency across finished rooms propose compliant alternatives when needed.
E. Safety & Programme
- Review MS/RA for architectural and activities ensure safe handling of stone/glass/heavy joinery and protection of finished surfaces.
- Track architectural workfronts versus programme, highlight risks, and propose recovery sequences.
Requirements
- Accreditation: Valid RTO (Architectural/C&S) accreditation with IES/ACES (Singapore).
- Education: Diploma in Architecture / Interior Architecture / Building / Construction Management or equivalent.
- Experience: 10 years in architectural site supervision, with at least one completed high-end hotel or luxury apartment project (guestrooms/suites and public areas).
- Technical Strengths:
Premium finishes QA (stone selection & book-matching, veneer/edge details, metal trims, shadow gaps).
Wet-area detailing and leakage prevention, balcony/drainage interfaces.
ID-faade interface control and fire/acoustic compliance.
Reading/coordinating ID packages, faade/shop drawings, MEP coordination drawings and schedules. - Tools: MS 365 comfortable with AutoCAD/Revit experience with digital field tools (e.g., BIM 360/Plangrid/Bluebeam) is a plus.
- Safety: WSQ Supervise Work in WSH or BCSS preferred.
- Soft Skills: Meticulous eye for detail, assertive on standards, proactive coordination, clear documentation and stakeholder communication.
