Job Description

Job Summary

The Quantity Surveyor (QS) is responsible for providing cost management, contractual, and commercial

support throughout the lifecycle of construction projects. The role ensures accurate cost estimation,

budget monitoring, valuation of works, and contract administration in compliance with project

requirements, statutory regulations, and company policies

Core Responsibilities

1. Procurement & Award Management

Cost Analysis: Prepare detailed, accurate cost comparison sheets to ensure subcontractor quotes align with tender specifications and budgets.

Timeline: Secure key subcontractors and suppliers within 3-4 months of project commencement to mitigate cost and resource risks.

2. Subcontractor & Supplier Administration

Valuations: Certify work done accurately and issue payment responses within statutory timelines to avoid legal disputes (SOP).

Variation Orders (VOs): Validate subcontractor VO claims within 7 working days, checking against site records and contract terms.

Backcharges: Coordinate with site teams to track and deduct costs for material purchases, defects, or safety non-compliance.

Final Accounts: Finalize all accounts within 6 months of obtaining the Temporary Occupation Permit (TOP).

3. Cost Control & Monitoring

Forecasting: Identify potential cost overruns or savings once project quantities/costs reach 70%.

Resource Tracking: Validate remaining requirements for plant, machinery, and preliminaries with Project Managers to forecast final completion costs.

4. Client Side & Main Contract

Progress Claims: Submit monthly claims for work completed and materials on-site, providing all necessary supporting documentation for consultant certification.

Variation Identification: Collaborate with Project Managers to identify, measure, and document VOs for submission to the client.

5. Contractual Support

Documentation: Ensure Letters of Award (LOA) and Work Orders are issued within 7 working days of approval.

Risk Management: Assist in assessing and mitigating commercial risks and support overall project delivery as directed by management.
