Job Description & Requirements
A Quantity Surveyor (QS) manages all financial and contractual aspects of construction projects, ensuring they are completed within budget and according to specifications. Key duties include cost estimation, budgeting, tender, preparation, contract negotiation, material takeoff, progress payment assessment, variation orders and final account settlement
Key Responsibilities and Duties:
Pre-Contract Services:
- Cost Planning & Estimation: Preparing feasibility studies, preliminary cost estimates, and detailed cost plans to ensure budget feasibility.
- Tendering: Preparing Bills of Quantities (BQ), reviewing tender documents, and sourcing pricing for materials and subcontractors.
- Contractual Advice: Advising on contract terms, conditions, and legal regulations.
Post-Contract Services:
- Cost Management: Monitoring project costs against the budget to prevent overspending.
- Valuations & Payments: Evaluating, validating, and submitting monthly progress claims from contractors and subcontractors.
- Variation Orders: Managing, valuing, and negotiating changes in the scope of work.
- Final Account: Settling final accounts with all parties to close out the project.
General Roles:
- Risk Management: Analyzing and mitigating potential project risks.
- Documentation: Reviewing contract documents, drawings, and specifications.
- Collaboration: Working with architects, engineers, and clients to ensure project compliance.
Key Skills:
- Numerical and Analytical Skills: High proficiency in numbers and data analysis.
- Technological Proficiency: Experience with specialized surveying software.
- Contractual Knowledge: Understanding of building law and construction principles.
- Negotiation and Communication: Strong communication skills to manage subcontractors and clients.
- Proficiency in English and Mandarin
