1. Role Overview
The Project Manager will lead the delivery of projects across Air Conditioning & Mechanical Ventilation (ACMV) and Fire Protection Systems, operating within a shared resource model across business units.
This role is responsible for managing end-to-end project execution, integrating multi-disciplinary engineering teams, and ensuring delivery excellence in terms of quality, compliance, cost, and timeline.
The Project Manager will also play a key role in supporting the company's transition toward digitalised and intelligent building solutions.
2. Key Responsibilities
A. End-to-End Project Leadership
- Lead full project lifecycle from:
- Tender handover → planning → execution → commissioning → handover
- Manage multiple concurrent projects across ACMV and Fire systems
- Develop and maintain project schedules, budgets, and resource plans
- Ensure projects are delivered:
- On time
- Within budget
- In compliance with specifications and regulatory standards
B. Cross-Disciplinary Coordination
- Lead and coordinate teams across:
- ACMV engineers
- Fire protection engineers
- Subcontractors and vendors
- Act as the central point of alignment between:
- Clients
- Consultants
- Internal engineering teams
- Ensure seamless integration between ACMV and Fire systems in project execution
C. Technical Oversight (Non-Design, Coordination Focus)
- Review engineering drawings and technical submissions:
- HVAC systems (VRV/VRF, chilled water, ventilation)
- Fire systems (sprinkler, alarm, suppression)
- Ensure coordination across disciplines to avoid clashes and rework
- Support resolution of technical issues through collaboration with engineers
D. Site & Execution Management
- Oversee site progress, installation quality, and safety compliance
- Conduct regular site meetings and progress reviews
- Ensure subcontractors meet performance, quality, and safety standards
- Resolve site issues proactively to prevent delays
E. Testing, Commissioning & Handover
- Lead coordination of testing and commissioning activities
- Ensure systems are fully functional and compliant before handover
- Oversee preparation of:
- As-built drawings
- O&M manuals
- Final documentation
F. Compliance & Risk Management
- Ensure compliance with:
- BCA regulations
- SCDF requirements
- Workplace Safety & Health (WSH) standards
- Identify project risks and implement mitigation strategies
- Maintain proper documentation for audits and inspections
G. Commercial & Stakeholder Management
- Monitor project cost performance and variations
- Manage subcontractor claims, VO (variation orders), and procurement coordination
- Maintain strong client relationships and ensure satisfaction
- Provide regular project updates to management
H. Digitalisation & Future Integration
- Support integration of systems into digital platforms (e.g., BMS, IoT, Zeggo)
- Ensure proper coordination between physical systems and digital monitoring solutions
- Participate in initiatives to improve project delivery through data and technology
3. Requirements
Education & Experience
- Diploma / Degree in Mechanical, Electrical, or Building Services Engineering
- Minimum 5-10 years of relevant experience in:
- ACMV systems, Fire Protection systems, or M&E projects
- Proven experience managing end-to-end projects
Technical Exposure
- Good understanding of:
- HVAC systems (VRV/VRF, chilled water, ventilation)
- Fire protection systems (sprinkler, fire alarm, suppression)
- Familiar with regulatory requirements (BCA, SCDF)

Preferred (Advantageous)
- Experience in integrated M&E or design-and-build projects
- Exposure to digital building systems / smart technologies
