We are seeking an experienced Project Coordinator to independently manage landed property construction projects from demolition to TOP. Report to Project Director and support day-to-day execution of project and site deliverables.
Job Responsibilities
- Full Project Management: Independently coordinate residential landed property projects from demolition through to Certificate of Statutory Completion (CSC)
- Safety Management & Compliance: Ensure all construction activities meet safety regulations and standards. Conduct regular safety inspections, implement safety protocols, and maintain strict oversight of all safety aspects throughout the project lifecycle
- Technical Analysis: Review architectural drawings, identify design issues, and provide technical solutions for construction feasibility
- Material Procurement: Calculate material requirements accurately and manage procurement from local and international suppliers (includes China-based suppliers).
- Stakeholder Coordination: Negotiate and coordinate with subcontractors, suppliers, consultants, architects, engineers, and regulatory authorities
- Documentation & Compliance: Handle all project documentation, authority submissions (BP, TOP, CSC), and ensure regulatory compliance. Compile and organize as-built drawings, warranties, O&M manuals, and other documents for project handover.
- Quality Control: Oversee site clearance, demolition works, and construction progress to meet strict project timelines
- Cost Management: Prepare quotations, manage budgets, conduct quantity surveying tasks, and control project costs
- Client Relations: Address customer enquiries, manage post-TOP issues, and handle defect rectification
Job Requirements
- Diploma or Degree in Building, Construction Management, Civil Engineering, Quantity Surveying, Architecture, or related field.
- Minimum 3 years of property construction experience covering full project cycle (demolition to CSC)
- Strong knowledge of workplace safety regulations and experience implementing safety management systems
- Proven ability to work independently with minimal supervision within the context of property construction
- Strong technical skills in drawing interpretation and construction analysis
- Experience in material calculation, cost estimation, and budget management
- Knowledge of Singapore building regulations, safety requirements, and authority submission processes
- Proficient in MS Office and project management tools
- Mandarin language skills preferred for China-supplier communication
- Own transport preferred (allowance provided), or transport between sites can be arranged (Grab or company vehicle for Class 3 driver's license holders)
