Overview
A leading global real estate investment manager is seeking a Managing Director to lead capital formation and strategic origination across Asia-Pacific. This senior role will be responsible for building and managing institutional investor relationships in the region while also contributing selectively to investment origination and strategic partnerships aligned with the firm's global real estate strategies.
The role is predominantly focused on capital formation and client coverage but will also be responsible for investment origination and strategic sourcing, reflecting the firm's belief that deep investor engagement and local market intelligence are mutually reinforcing.
Key Responsibilities:
Capital Formation & Client Coverage
- Serve as the senior APAC representative for global capital formation, acting as a trusted partner to institutional investors across the region.
- Develop and execute a long-term APAC fundraising strategy, aligned with the firm's global investment platform and product set.
- Build, manage, and deepen relationships with sovereign wealth funds, public and corporate pensions, insurers, endowments, family offices, and private banks across Asia-Pacific.
- Lead investor engagement across the full lifecycle: origination, due diligence, structuring, onboarding, and ongoing relationship management.
- Coordinate closely with global capital formation, portfolio management, and senior leadership teams to ensure consistent messaging and execution.
- Represent the firm at industry conferences, investor forums, and private meetings across the region.
- Provide feedback to global leadership on LP sentiment, allocation trends, regulatory considerations, and competitive dynamics in APAC.
Investment Origination & Strategic Sourcing
- Originate and cultivate investment opportunities, operating relationships, and strategic partnerships in APAC that align with the firm's global value-oriented real estate strategies.
- Act as a local market resource for global investment teams, offering insight into pricing, capital structures, distress cycles, and liquidity dynamics.
- Identify situations where local capital, local partners, or cross-border capital solutions can enhance investment outcomes.
- Support selective transactions where investor relationships, market access, or structuring expertise add strategic value.
Defining the APAC Opportunity -The role plays a central part in shaping how a global real estate investor engages with Asia-Pacific at a time when:
- Institutional capital in APAC continues to scale, with growing allocations to global real estate, distressed strategies, and niche/off-market opportunities.
- Market dislocation and regulatory change across key APAC markets are creating episodic opportunities that favor experienced, patient, and globally connected investors.
- There is increasing demand from APAC investors for differentiated access to U.S. and global real estate, particularly in complex, transitional, or under-capitalized situations.

Qualifications & Experience:
- Senior-level experience (typically 15+ years) in capital formation, investor relations, or institutional client coverage, with a strong focus on real estate or real assets.
- Established network across APAC institutional investors with a demonstrable fundraising track record.
- Strong understanding of global real estate strategies, including opportunistic, value-add, and complex capital solutions.
- Ability to engage credibly with both investment professionals and senior institutional decision-makers.
- Commercial mindset with the judgment to balance relationship-driven capital formation and selective investment origination.
- Excellent communication, presentation, and negotiation skills.
- Entrepreneurial, self-directed, and comfortable operating as a senior regional leader within a global organization.
