Job Description

Key Responsibilities:

Project Finance Analysis

  • Support financial feasibility studies (Profit & Loss and Balance sheet) for new projects
  • Budget preparation and continuous cost monitoring
  • Perform detailed variance analysis (Budget vs Forecast vs Actual) including: Construction cost variances, Revenue and margin deviations, Cashflow projection differences, Sensitivity analysis
  • Identification of key drivers and risk exposures
  • Prepare and monitor project cost cashflow forecasts and funding requirement.
  • Conduct periodic re-forecasting based on project progress and market condition
  • Support tax planning for property development portfolio
  • Support for management and board-level reporting

Financial Reporting & Closing

  • Monthly and year-end closing processes for management services portfolio
  • Managing the cost allocation for intercompany service fees and shared cost between related entities to ensure compliance with transfer pricing policies
  • Ensure timely and accurate preparation of management accounts, GST returns, audited financial statement, review corporate tax computation and XBRL for statutory filing
  • Ensure compliance with FRS and relevant accounting standards
  • Liaise with auditors, tax agents and regulatory authorities
  • Strengthen internal controls and streamline reporting timelines
  • Support consolidation and group reporting requirements


Requirements:

  • At least a Bachelor degree in Accounting, Finance, or related field. CA / CPA or equivalent professional certification is preferred.
  • Minimum 8 years of relevant experience in finance, accounting, or audit within real estate or related sectors
  • Proficiency in financial reporting standards, budgeting, forecasting, FP&A, tax compliance, GST reporting
  • Strong knowledge of financial reporting standards, tax regulations, and GST reporting.
  • Proficiency in accounting software and ERP systems (e.g., Yardi, IFCA).
  • Excellent analytical skills with the ability to interpret financial data and provide meaningful insights.
  • Highly analytical, detail-oriented, problem-solving mindset and ability to operate under tight deadlines.
  • Effective communication and interpersonal skills, with the ability to collaborate cross-functionally and present financial information to stakeholders at all levels.
  • Commitment to continuous improvement and willingness to adapt to changing business needs.
