Job Description
Legal Counsel – Site Acquisition & Power (APAC)
Singapore-based
About the company
Our client is a fast-growing digital infrastructure platform. It develops and operates mission-critical facilities for some of the world's largest technology companies. It's backed by a global institutional investor, has a substantial development pipeline across multiple Asia-Pacific markets, and is scaling quickly.
The regional legal team is small, high-performing and close to the business. You'll work alongside senior leadership in a fast-paced, deal-driven environment, with real responsibility and visibility from day one.
The role
This is a newly created role for a lawyer to lead the legal workstream across land and power, which is foundational to every new development. You'll take sites from early evaluation through due diligence, structuring, acquisition, power procurement, grid connection and completion. You'll work closely with the investment, development, power, finance and technical teams across the region.
Key responsibilities
Site acquisition
- Negotiate NDAs, LOIs, term sheets, exclusivity and option agreements, SPAs, leases and licences.
- Run legal due diligence on title, zoning, easements, access, encumbrances, environmental issues, planning and development approvals.
- Manage transaction execution: CP structuring and satisfaction, completion mechanics, funds flow and post-closing obligations.
Power and utilities
- Negotiate electricity supply, transmission and distribution, substation and utility connection agreements.
- Advise on grid connection, capacity reservation, energisation milestones, security deposits, and termination and suspension rights.
- Manage land and power interface issues, including easements, cable routes, substation land, utility corridors and third-party consents.
Advisers and stakeholders
- Manage external counsel across multiple jurisdictions, and turn local advice into clear commercial recommendations for management.
- Build templates, playbooks and checklists for site acquisition and power workstreams.
What we're looking for
- Between 6–12 years PQE, with an in-house role ideally in your background.
- Strong experience in real estate acquisitions, development, infrastructure, power or utilities. Experience in M&A with a real asset focus is also relevant.
- Data centre experience is a plus but not essential. Backgrounds in renewables, energy, industrial or logistics real estate, or other critical infrastructure translate well.
- Experience with grid connection, transmission or electricity supply is highly attractive.
- Commercially minded, pragmatic and comfortable making a call and owning it.
- Low ego, hard-working and resilient in a high-intensity, high-visibility team.
- Law degree from a Singapore, UK or Australian university.
