Job Summary
Reporting to the Business Development Manager or Directors, the Leasing Executive will be responsible for developing a pipeline of prospective food-stall operators and securing suitable tenants for the company's food stalls, food court and coffee shops.
Key Responsibilities
1. Tenant Acquisition and Marketing:
. Build a pipeline of prospective food-stall operators through market research, referrals, networking, property
agents and cold calling.
. Contact potential tenants and provide clear information about available stalls, locations and leasing
opportunities.
. Schedule and conduct site viewings with interested prospects, and maintain regular contact with prospects
and follow up throughout the leasing process.
. Post and market various through platform for the available stalls, food courts and other property spaces.
2. Lease Negotiation:
. Discuss rental rates, lease periods and other commercial terms within the limits approved by management.
. Submit leasing recommendations and proposed terms to management for review and approval.
. Engage existing tenants before their tenancies expire, support discussions on renewals or revised rental
terms and maintain good working relationships with existing tenants, prospective food-stall operators and
property agents.
. Respond to leasing enquiries and coordinate with the relevant departments on tenant or outlet matters.
. Assist with rental collection follow-ups and highlight outstanding payments to the Business Development
Manager.
3. Lease Administration:
. Prepare, issue and follow up on all required tenancy documents, ensuring that they are complete, properly
signed and accurately recorded.
. Maintain accurate leasing records and submit regular pipeline reports covering prospects, calls, viewings,
negotiations, renewals and confirmed tenancies.
. Contribute towards achieving occupancy targets and maintaining a suitable mix of food concepts across the
company's outlets.
4. Others:
. Perform other leasing and business development duties assigned by the Business Development Manager or
Directors
Requirements
. Minimum GCE A Level, Diploma or Degree in Business, Marketing, Property Management or Property Agent
License related discipline.
. Must have at least 1-2 years of relevant experience in food-court or coffee-shop leasing, business
development, telesales and/or cold calling.
. Familiar with the documents required for food-stall tenancies, including tenancy agreements, supporting
documents, deposits and related records.
. Confident in approaching new prospects and making cold calls to food-stall operators and property agents.
. Strong communication, relationship-building and negotiation skills.
. Proactive, organised and disciplined in following up with prospects.
. Results-driven and prepared to work towards call, viewing, occupancy and leasing targets.
. Able to work independently and coordinate effectively with other departments.
. Proficient in Microsoft Office, particularly Excel.
. Must be able to communicate effectively in English and Mandarin, as the role requires frequent discussions
with food-stall prospects who use these languages.
. Ability to converse in Malay or Chinese dialects would be advantageous when assisting prospects who prefer
these languages.
. Available to attend occasional viewings on weekends or public holidays when requested by prospects, with
working days adjusted to maintain a five-day work week.
