Job Description

Leasing Strategy & Execution

  • Develop and execute strategic leasing plans to achieve or exceed occupancy and rental income targets.
  • Identify and secure high-quality tenants to enhance asset value and tenant synergy.
  • Support marketing campaigns, events, and partnerships to attract prospective tenants.
  • Optimize lease rates to meet rental income objectives.

Tenant Acquisition

  • Source and engage potential tenants through direct outreach and broker networks.
  • Lead lease negotiations, aligning tenant requirements with business goals.

Tenant Relationship Management

  • Build and maintain strong, long-term relationships with tenants through proactive engagement and regular communication.
  • Address tenant enquiries and issues promptly to ensure high satisfaction.
  • Assist in managing arrears and supporting debt recovery for defaulting tenants.

Lease Administration

  • Submit lease offers via the Lease Management System for approval.
  • Prepare, review, and manage lease agreements, renewals, and associated documentation.
  • Ensure timely execution of leases and compliance with legal and internal standards.
  • Monitor lease expirations and initiate renewal processes in a timely manner.

Market Research & Analysis

  • Conduct quarterly market research on rental trends, competitor activities, and property benchmarks.
  • Provide actionable insights to maintain the competitiveness of the property portfolio.

Cross-functional Collaboration

  • Work closely with internal teams (Legal, Finance, Property Management, Marcom, etc.) to support leasing activities.
  • Collaborate with external brokers, agents, and consultants to expand market reach and enhance leasing opportunities.

Reporting & Performance Tracking

  • Prepare regular reports for management and stakeholders on leasing progress, market analysis, and tenant performance.
  • Track key metrics such as occupancy, rental yields, and tenant mix health.
  • Partner with Finance to ensure accurate rent collection and minimal arrears.

Job Requirements

  • Bachelor's Degree in Real Estate, Business, Marketing, or a related discipline.
  • Minimum 8 years of relevant leasing experience, preferably within commercial office and retail spaces.
  • Strong knowledge of the Singapore property market and leasing regulations.
  • Proficiency in Microsoft Office and lease management systems.
  • Proactive, results-driven, and able to thrive in a fast-paced environment.
  • A collaborative team player with strong multitasking abilities.
