Negotiate tenancy terms, rental rates, and renewals in line with business objectives.
Review, and maintain lease agreements for all outlets, office and warehouse.
Ensure compliance with lease terms and renewal requirements.
Maintain a central database of lease documentation, rental payment schedules, and key deadlines.
Track and report on lease obligations, expiries, and renewal timelines.
Market Intelligence & Research
Conduct market research and competitor analysis to evaluate brand performance across malls and retail clusters.
Collect and analyse data on footfall, shopper demographics, and catchment areas to make informed leasing decisions.
Monitor new mall developments and retail trends to keep management informed of emerging opportunities.
Prepare feasibility studies and recommendations for new store openings, relocations, or expansions.
Landlord Engagement
Build and maintain strong relationships with landlords, property agents, and relevant stakeholders.
Act as the main liaison for tenancy-related issues, disputes, and negotiations.
Represent the company in discussions with landlords and property stakeholders.
Renovation & Maintenance Coordination
Plan, manage, and oversee outlet renovations, refurbishments, and maintenance projects.
Coordinate with contractors, vendors, and landlords for project approvals and execution.
Monitor budgets, timelines, and quality standards to ensure projects are delivered effectively.
Administrative & Operational Support
Prepare and record meeting minutes for doctors and managers meetings.
Support company events, including team building activities and annual D&D.
Assist in booking air tickets and travel arrangements for director and managers overseas business trips.
Corporate Support - Assist directors with preparation of reports, presentations, or administrative documents as needed.
Manage office pantry supplies and coordinate general office maintenance.
Coordinate pest control services to maintain a safe and hygienic workplace
Undertake any other duties, special assignments, or cross-functional projects as assigned by superiors to support overall business objectives.
