Our client is a leading provider for industrial and logistics buildings. The Group holds diverse portfolio of assets across the global market and they are looking for a unique individual to join their growing business.
Responsibilities
- Drive asset-level performance to achieve targeted returns, income growth, and capital appreciation across the assigned portfolio.
- Formulate and execute asset strategies including asset enhancement initiatives (AEIs), repositioning, redevelopment, and divestment recommendations where appropriate.
- Monitor and analyse key performance indicators such as occupancy, rental reversions, NPI, yield, OPEX/CAPEX, and ROI, and implement performance optimisation measures.
- Develop and manage annual asset business plans, operating budgets, and long-term financial forecasts.
- Partner with Leasing teams on tenant retention strategies, lease negotiations, and tenant mix optimisation to strengthen income stability.
- Evaluate and oversee capital expenditure plans and enhancement projects to ensure commercial viability and timely delivery within approved budgets.
- Prepare investment and board papers supported by detailed financial modelling, sensitivity analyses, and risk assessments.
- Ensure compliance with regulatory, corporate governance, and ESG requirements while proactively managing asset-level risks.
- Support portfolio growth initiatives including acquisitions, divestments, joint ventures, and market intelligence studies where applicable.
REQUIREMENTS:
- Degree in Real Estate, Engineering, Finance, Business, or a related discipline.
- Postgraduate qualifications (e.g., MBA, CFA) are advantageous.
- At least 5-8 years of relevant experience in asset management, investment, or real estate business development.
- Experience in industrial real estate will be an advantage.
- Strong financial modelling and cashflow analysis capabilities.
- Good understanding of Singapore's real estate market and regulatory environment.
- Strong communication, negotiation, and stakeholder management skills.
- Analytical, detail-oriented, and able to manage multiple priorities effectively.

- Salary: S$8,000 and AWS and VB (salary will commensurate according to experience & qualifications
