About the Role
As Head of Leasing, you will drive the formulation and execution of leasing strategies to optimise occupancy, revenue, and tenant mix across the Group's retail properties. Based in Singapore and reporting to the Head of Real Estate, you will leverage your market acumen, commercial instincts, and strong tenant networks to secure high-value leases and shape the long-term success of the retail portfolio.
Key Responsibilities
1) Leasing Strategy & Execution
- Formulate and implement leasing strategies to maximise rental yield and portfolio performance.
- Lead lease negotiations for new tenancies, renewals, and reconfigurations.
- Ensure leasing activities align with overall asset plans and commercial objectives.
2) Tenant Mix & Relationship Management
- Plan and curate an optimal tenancy mix aligned with mall positioning and customer profile.
- Build and maintain strong relationships with retailers, anchor tenants, and property partners.
3) Market Intelligence & Financial Performance
- Monitor retail trends, competitors, and consumer behaviour to inform leasing recommendations.
- Prepare annual budgets, forecasts, and leasing performance reports.
4) Stakeholder Collaboration
- Partner with Asset Management, Marketing, and Operations teams to ensure leasing strategies align with asset enhancement and brand objectives.
- Liaise with Finance and Legal teams to ensure leasing activities meet governance and compliance standards.
Requirements
1) Qualifications
- Graduate from a reputable university, preferably with a degree in Real Estate, Estate Management, Building, or related discipline.
- Postgraduate or professional certification in property or facilities management is an advantage.
- Minimum 812 years of leasing experience in the retail or mixed-use real estate sector with a track record of closing high-value leases and renewals.
- At least 4 years in a leasing leadership position and managing a high performing team.
2) Skills
- Strong negotiation and deal-closing skills with established retailer and tenant networks.
- Solid understanding of retail leasing economics, market trends, and tenancy regulations.
- Proficient in financial analysis, budgeting, and preparing leasing proposals.
- Excellent communication and presentation skills with ability to influence stakeholders.
- Adept at translating market insights and competitor intelligence into actionable leasing strategies.
